Introducing Bay County • Bay County is a fast growing Panhandle County located approximately two hours west of Leon County.
Bay County Population • A quick demographic sketch of Bay County illustrates the substantial growth of the county in recent decades.
Bay County Incorporated Population • More than half (~61%) of Bay County’s population is concentrated in seven incorporated areas.
Bay County CDP Population • A sizable percentage (~17%) of Bay County’s population is also concentrated in Census Designated Places (CDPS).
Bay County Socioeconomic Characteristics • Bay County mirrors the state on many socioeconomic indicators.
Bay County Housing Characteristics • Along major housing indicators, Bay County also mirrors the state rather closely.
Bay County Development Pressures • Bay Co is now facing development pressures due to Arvida/St. Joe’s plans for “Florida’s Great Northwest”. A former paper company, St. Joe now looks upon their massive land holdings as valuable and developable real estate. • They own approximately 25% of the county and plan to develop a number of projects in Bay County (a new airport, several residential projects, ), as well as throughout the Panhandle. • In addition to St. Joe, there is immense development pressure on Bay County as evidenced by the growth in the county in the last several decades.
The Future of Bay County • In thinking about the future of Bay County, what issues need to be considered when generating a forecast? • --St. Joe’s role in the Panhandle (FGN) --The viability of FGN as a place to live and/or a place to have a second home --The impact and actual time of part-time residents in the county --The growth of the region as a whole --The strength of the environmental community in fighting St. Joe --The development of the new airport --Others?
Uncertainty in Bay County • The emergence of “Florida’s Great Northwest” makes the future of Bay County even more difficult to forecast. • Bay County was clearly growing very quickly before St. Joe became a real estate company, but now it is unclear how much and what kind of development will be coming to the county in the next 20 years. • Over the course of the semester, each group will be developing a “forecasting scenario” for Bay County that will inform and help to shape the population and economic forecasts for the county. • To help you get a grasp of the issues in Bay County, a “clippings folder” will be placed in the Reading Room. This folder will include relevant newspaper and magazine articles on Bay County, as well as any government documents that might be of use.
