Site Description The Winter Park Hot Springs Resort and Spa is located in Hot Sulphur Springs, CO, surrounded by the beautiful Rocky Mountain terrain and flowing rivers. The resort offers both indoor and outdoor hot spring baths along with relaxing spa services. Winter Park Hot Springs Resort and Spa contains 100 rooms ranging from doubles to suites. The resort also contains a restaurant which serves local food brought in from local farms and ranches. Hot Sulphur Springs is located 1 hour and 45 minutes northwest of Denver via I-70 to Highway 40 and only 30 minutes west of the Winter Park Ski Area (Colorado's busiest ski area); 10 minutes from Sol Vista Ski Area; 60 minutes from Summit County which has major skiing and sailing and just over an hour to Vail and Steamboat Springs. We are 20 minutes from Grand Lake, Shadow Mountain Lake and Lake Granby for sailing and fishing.

Product Development • The Winter Park Hot Springs Resort and Spa offers many fun, individual and family activities, apart from the surrounding attractions to create a strong 4-season destination. • Snow Season: apart from all the ski areas surrounding Hot Sulphur Springs activities include cross-country skiing, guided snowshoe tours, and dog sled rides. • Non-snow Season: the resort is surrounded by countless rivers and lakes making Hot Sulphur Springs a prime destination for those looking to peacefully go fishing or sailing, or possibly a more exciting experience such as rafting down the Colorado River. If a drier experience is wanted guided hiking trips, mountain biking, horseback riding, hot-air balloon rides and rodeos can all be found locally. • Year-round Activities: our indoor and outdoor hot spring pools are available to those staying at the resort free of charge. These hot springs are caused from the heat of volcanic rock 35 thousand feet below the surface. In Hot Sulphur Springs, there are seven natural springs flowing with the water surfacing at a temperature of about 104ºF to 126ºF. Minerals in the water include sodium, sulfate, chloride, silica, potassium, calcium, fluoride, magnesium and trace elements of arsenic and lithium, all of which are good for the inside and outside of the body. There are no abrasive minerals or harmful elements in our water and no chemicals are added to the springs.
Visitor Management Strategies Hot Sulphur Springs, CO is a small town and we intend to keep it that way, the last thing that we want is for the downtown to become cluttered with tourists. We plan to take care of this potential problem through offering our own bussing service to popular spots around such as ski areas, state parks and hiking trails. This service will be well advertised and a clear schedule will be posted for all guests to see, to make sure they are aware of the service. The result will be a less congested downtown and a healthier local environment.
Destination & Community Planning • We plan to do hiring from the local population for the purposes of building and running our hotel. Many of Hot Sulphur Spring’s residents already work in construction (18% of men) and Accommodation and Food Services (16% of men, 27% of women). We see this as supporting industries that are already strong in the area. • We see the winter months as our greatest opportunity to attract business. To make up for potential losses in the summer months, we plan to offer summer camps, both for locals and tourists. We see this as a perfect way to both educate and entertain as well give locals a chance to use our facilities.

We want to attract a tourist who respects the natural surroundings and is interested in learning how to use and maintain them sustainably. • We are building in an region that already has a somewhat cohesive tourism identity and we hope to blend with that.

They believed in the healing qualities of the waters and referred to them as “big medicine” and “magic waters”. We plan to preserve and educate people about this history.

The building is oriented to obtain as much daily sunlight as possible.
