STRUCTURAL SYSTEMS • Existing Structure is Code Compliant • 1993 seismic retrofit allows the building to comply with current structural codes • No “Trigger Events” • Add area – connected mezzanines, vertical additions. • Remove lateral structure • Increase mass of the building • Increase occupancy • While not required by code, Structural Engineer strongly recommends improvements to Foundation and Trusses. • To deal with liquefaction of soil • To deal with lack of redundancy between gravity and lateral systems • To be confirmed with Building Department PALACE OF FINE ARTS FEASIBILITY STUDY 24 JAN 2013 RECREATION & PARK COMMISSION

Two Phased Process The Department is conducting a two phased competitive bidding process First phase: Request for Concept Proposals (RFCP) • Provides for a lower barrier of entrance • Gives Department and public a broad view of high level possible concepts Second phase: Invite only Request for Proposals (RFP) • Only the highest scoring bidders from the RFCP will be invited to advance to the invite only RFP • RFP will ask for a much higher level of detail from respondents
Mandatory Requirements • Building usage must fulfill a recreational purpose (per City of San Francisco Charter) • New tenant must have the ability to fund the required structural improvements to the Building
Key RFCP Terms • Restoring the Palace of Fine Arts • Obtaining a financially viable tenant to enter into a long term lease agreement to provide valuable services and amenities • Obtaining a tenant that will compliment and connect existing amenities in the surrounding area • Enhance visitors’ experience to the Palace of Fine Arts and surrounding park • Provide significant public access to the Palace • Provide a use that will continually engage the public over the duration of the term • Provide for a public central entryway concept • Proposals that include restoring, retaining and operating the historic Palace of Fine Arts Theater by a nonprofit theater group are encouraged.
