  1. Basic House Design Recognizing the four basic house designs.

Design Standards • A residential home designer has four basic designs to choose from: the one-story or ranch, the one-and-one-half-story, the two-story, and the split level. • Space available, site contour, climate, surroundings and cost all play a role in determining the proper house design for a client.

  3. One-Story or Ranch Pg.27 • The one-story or ranch house has all regular living on one level. • Advantages: Lends itself to indoor-outdoor living, absence of stairs, easy outside maintenance, simplified construction. • Disadvantages: More costly to build, requires a larger lot, may have heating and cooling problems.

  4. One-and-One-Half-Story Pg.28 • Essentially a one-story with a steeper roof which allows for expansion of the attic. • Advantages: Economy in cost per unit of habitable living space, built-in expansibility, versatility, minimal heating costs. • Disadvantages: Not easily accessible to those with disabilities, upper floors tend to be harder to cool, failure to consider expansion at the outset will reduce efficiency.

  5. Two-Story Pg. 29 • This home has two complete floors with the roof line on the upper floor. • Advantages: More cost effective, requires a smaller lot, has a smaller roof and foundation, simple heating and cooling, easy ventilation. • Disadvantages: Not as popular, may appear out of place among other home styles, maintenance is costly, stairs, doesn’t lend itself to variations in style.

  6. Split-Level Ppg. 32-33 • Conceived for the sloping or hilly lot, this house uses otherwise troublesome elevations to it’s advantage. • Advantages: Attractive, greater privacy for sleeping areas, works will with complicated terrain. • Disadvantages: More expensive to build, heating may be a problem, access to different levels for those with disabilities is difficult.
