REAL ESTATE MANAGEMENT • Real Estate management treats the project planning, documentation, bidding and construction phases as integrated tasks within the over all construction or deal processes. These tasks are assigned to a profession team who cater with utmost care. Upon establishing the need for a new building, the owner hires an architect who designs the building and produces a complete set of construction documents. The project is then bid among several general contractors, and fixed-price contract is an awarded, usually to the low bidder. The architect generally maintains some responsibility for construction administration but manages no actual construction on the site.

While it is simple to administer, and on the surface prudent economically, general contracting is generally neither the fastest, nor the most economical way of delivering a construction project.
