  6. Residential OBJECTIVES • Creating a community that is able to rely on the Golden Square area for most common supplies and travelling into the CBD less • Higher standards of sustainable housing • Safe community living • Comfortable living • Shared green spaces

  7. Commercial OBJECTIVES • Produce high quality commercial developments around the Golden Square train station • Boost the economic sustainability of Golden Square • Increase the job opportunities within the commercial precinct • Create a commercial link to the golden square community

  12. UNIVERSITY OWNED LAND We are going to focus on Osborne Street because if we get that right the rest of the sites will work. This is because Osborne Street is the big development potential out of the three sites.

  13. CONTEXT • Prime blue chip investment site • The location is linked to many activity centres eg. Latrobe University, athletics track and bushland • Good choice of transport opportunities • A strong rental market • Young community • Minimum development impact on surrounding neighbourhood

Reinforce all the critical things They will remember best diagram and best map and how you finish!!! If the city had the courage……had the capacity to implement… What we would have? a large number of people living in better developments Provided more affordable energy efficient housing Setting a new bench mark in residential and community development Finish on a aspirational note It would be a shame if we didn’t do it Name and shame doing it generically….move beyond the blandness Do u really want to make more of the same mistakes Golden square will become more disjointed and deteriorate. Rejuvenate it but build on the historical character Osborne is creating an identity out of nothing
