What does “lean” mean? • Webster • to incline, deviate, or bend from a vertical position • Weight Watchers • Reduce weight through healthy eating and exercise • Toyota • The two focal points of the principles are continuous improvement and respect for people • Motorola • aimed at minimizing variability in manufacturing through the standardization of product defect measurement….optimizing customer value and reducing waste

  9. Programming Phase • Earlier the better…but why? • Integrate, Collaborate, Document • Owner’s Project Requirements • How effective is this tool? • Who is really driving the project? • Establish Commissioning Process

  10. Design Phase • Design Reviews • Don’t be afraid to talk, converse • How do you do this on a D/B/B vs D/B? • Specifications • Purpose….contract for the contractors • Get rid of the duplicative redundant duplication

  11. Design Phase • Commissioning Plan • What is your definition? • What do you use this tool for? • Living document…hardly • Use it, preach it, enforce it • Incorporate spec language to reduce duplication • How do people learn?

  12. Design Phase • Actions Log • Change the nomenclature • The MOST IMPORTANT TOOL! • Document EVERYTHING! • Database vs Excel vs text file • Relationships, macros, filters, reports, etc…

  13. Construction Phase • Submittal reviews • Does a concurrent review really work? • Process is completely different for D/B vs D/B/B • Site Observations, Meetings • Get to the point already • Invite only those needed

  14. Construction Phase • Actions Log • Demand action • Pre-Functional Checklist • The 2nd worse document in Commissioning History • What is your goal with this? • Who is doing it and how? • Manage, document • Extract the right information • Require only the requisite information

  15. Acceptance Phase • Scheduling • Pull method • IPD and D/B are easiest • Not static but not rocket science either • Be productive by making known your goals

  16. Acceptance Phase • Functional Performance Test • When are these documents developed? • How is it developed? • Collaboration is required • Get the contractor to perform as part of the PFC

Occupancy Phase and Beyond • O&M Manuals • Electronic…duh, but what about interactive…? • How will the owner use them? • Does the staff have laptops, tablets? • Building have wifi for access online documents? • Sale to the Owner early O&Ms that are more than pdfs • Create a true Systems Manual as a standard, your building will thank you
