Project Background • Klamath Community College intends to construct four new structures on a 50-acre parcel of land which is part of its main campus in Klamath Falls, Oregon. These structures comprise Phase One of a campus which will eventually become a comprehensive community college with all the functions and attributes of a community college providing both lower division transfer courses and technical education in a variety of endeavors. • The land is located at 7390 South 6th Street, Klamath Falls, Oregon, 97603, and is owned by the College. The site is partially developed, currently containing five single-story structures, new roads, new parking areas and a buried pipe spanning the entire site. The site is a large farm which has been producing grain crops; it is reasonably level, drainage appears to be good, and there are no site peculiarities other than the drainage pipe • See page Part II (pages 4-10) of RFP. Qualifications Of Prime Contractors (Preliminary Summary) • a) The Proposer shall be experienced in and fully capable of providing a variety of General Contracting and Construction Management services; • b) The Proposer’s staffing shall have considerable prior experience in the provision of CM/GC Services for the construction of facilities for large governmental, municipal and/or post-secondary educational organizations with some focus on health professionals and vocational facilities; • c) The firm and staffing shall have the necessary technical experience in various areas of specialty construction (“fast track construction,” “commercial construction,” “inter-disciplinary coordination,” “just-in-time staging and deliveries,” etc.); • d) The firm shall comply with all the requirements such as those for insurance, Worker’s Compensation, availability, financial resources, and the like; • e) Proposer must be registered with the Oregon Construction Contractors Board • f) Foreign corporations be registered by the State of Oregon, Office of Secretary of State, before conducting business in the State; • g) Proposer shall have constructed not fewer than three building projects during the eight years prior to the date of proposal submittal, each having had a construction value of greater than $6,500,000 and for each the Proposer shall have provided CM/GC services as the prime contractor ; • h) Proposer shall have constructed one building during the eight years prior to the date of proposal submittal with a construction value of greater than $6,500,000, for which the Proposer shall have provided CM/GC services as the prime contractor and construction manager, AND for which the OWNER shall have been a governmental, municipal, and/or educational organization.
