Lead Safety & The EPA RRP Rule • As of April 2010, EPA regulations require all contractors who disturb lead-based paint in homes, child care facilities and schools, built before 1978 to be certified, keep records and follow specific lead-safe work practices to prevent lead contamination. • So be proactive, be lead-safe and get certified before impacting Lead-Based Surface Coatings in pre-1978 houses and buildings.

  7. The EPA RRP Rule: Key Regulations • Lead Safety for Renovation, Repair, and Painting (RRP) • Target Housing is a home or residential unit built on or before December 31, 1977, or can be referred to as “Pre-1978 housing”. • There are a few exceptions to the rule: • Housing built for the elderly or persons with disabilities (unless a child less than 6 years old lives there or is expected to live there); or, • Zero-bedroom dwellings (studio apartments, hospitals, hotels, dormitories, etc). • A Child-Occupied Facility is any pre-1978 building or portion of a building that is visited by the same child, under 6 years old; where the combined weekly visits exceed 6 hours and combined annual visits exceed 60 hours. Child-occupied facilities include but are not limited to: schools, child-care facilities, daycare centers, churches, community centers and hospitals.

Property information can be accessed from the office of the tax assessor in the county where the property is located. It is your responsibility to investigate the age of the home or building prior to renovation activities. Also, please note that the Pre-Renovation Education Rule requires Firms to provide the Renovate Right pamphlet to owners/residents prior to renovation activities in pre-1978 homes and child -occupied facilities.

Asbestos: Our Services • During the abatement phase of the project, we can provide: full-time (daily) regulatory oversight, compliance project management, asbestos air monitoring and on-site PCM (phase contrast microscopy) laboratory analysis services.  Titan has a strict laboratory quality assurance program with multiple field analysts listed on the Asbestos Analysts Registry (AAR) accredited through the American Industrial Hygiene Associations (AIHA). • Additionally, Titan can produce comprehensive Operations & Maintenance programs for your facility to use for compliance with applicable EPA and OSHA regulations.

AsbestosFacts / Q&A • No amount of asbestos exposure is safe; however, the longer and more intense the exposure, the more likely an individual is to develop asbestosis, mesothelioma or another asbestos disease. • Exposure to asbestos can also increase the likelihood of other types of lung cancer. Smoking also exacerbates asbestos-related diseases. Asbestos can still be found in myriad homes, schools, and commercial or industrial buildings. • Asbestos was once used in more than 3,000 consumer products, including common household items such as toasters and hair dryers, some of which may still be in use, asbestos is not banned in all building materials. • Common residential building materials that are suspect for asbestos: • Popcorn Ceiling Texture (beware the glitter) • Felt Backing on Linoleum (always about 50%) • Sheetrock Mud or Joint Compound (mid 1980’s) • Grey felt or thick Paper Wrap on Ductwork • 12x12 Vinyl Floor Tile/Mastic (its not just 9x9)

Mold Services Our team of industrial hygienists and remediation professionals is highly experienced in locating the potential sources of water and/or moisture intrusion, identifying the location and type of mold growth and developing plans to remove mold contaminationto ensure that homes and buildings are remediated properly.

  14. MoldAssessments/Testing • A typical assessment includes the following: • Visual inspection: A complete visual inspection of the property, including exterior and surrounding landscape. Digital photos of property and all affected areas. • To determine possible water and/or moisture intrusion, TES will utilize a moisture meter to map the moisture content between affected (potentially wet) building materials and non-affected (or dry) building materials. A thermo-hygrometer will be used to collect real time representative temperature and relative humidity readings. • Fungal (mold) sampling: non-viable spore trap air samples and surface samples will be collected to determine the type and level of microbial contamination. Interior and exterior control air samples will be collected to establish baseline data for comparison purposes. • A written report detailing our findings and recommendations to remediate the problem areas and prevent future occurrences of mold growth. We offer limited assessments and testing to meet the needs of our clients when full assessments and/or investigations may not be a viable option.

MoldRemediation/Decontamination • We all know that indoor air quality problems and mold growth can be caused by poor ventilation, roof and window system failure, flooding, plumbing leaks, and/or improperly running mechanical systems. Titan can identify these failing systems and problem areas and provide complete mold remediation services for residential and commercial properties. • TES project managers can provide an effective plan for the remediation or decontamination of any size or type of home or building. The extent of removal, proper and safe work practices used, worker protection, and the cleanup procedures are strategies that must be developed. • TES goes above and beyond providing written close out reports with before, during and after pictures including personnel certifications.

  17. Meth Residue What is meth residue? Meth residue is the result of left-over chemicals and fumes that have collected throughout the area where a lab or heavy meth usage was formally conducted. Meth labs can be found anywhere and proper clean-up is necessary to protect the health of building occupants.

Meth Lab Clean-up: Facts • Meth labs are clandestine or secret, where methamphetamine is manufactured (cooked), stored and/or used. • Meth labs can be found anywhere. • Residual meth contamination from former Meth Labs or even Meth Use can remain on surfaces throughout the home long after those responsible are gone resulting in toxic residues, fumes and vapors. • Potentially deadly chemicals can enter the body by inhalation, ingestion or absorption through the skin. • Meth use and the production of meth can cause serious health problems not only in the users, but also to home buyers and property managers who are unintentionally or unknowingly exposed. • The toxicity can cause skin irritations, respiratory problems and adverse health effects to vital organs. Due to lack of disclosure laws during the Real Estate transaction process, thousands of properties are contaminated and re-sold. • Using the right remediation contractor is an essential and key part of any meth lab clean • up and decontamination project.

Meth Lab Clean-up: Facts • Many Americans unknowingly purchase homes or rent apartments where methamphetamine was either cooked, smoked or both. • Since 2004, there has been more than 84,000 meth lab seizures, according to the DEA. • For every pound of meth produced, five to seven pounds of chemical waste is left behind. • Additionally, the ground around the house is contaminated because meth cooks will dump their slurry or excess chemicals in the backyard. • Short-term exposure to meth chemicals can lead to: dry mouth, headaches, nosebleeds, respiratory issues, severe mouth sores, dizziness, nausea and fatigue. Over a long period, liver and kidney damage, neurological problems, and increased risk of cancer, according to the Minnesota Department of Health.
