b. A rezoning request by Brabham Enterprises from Agricultural (A1) to Commercial (CM-1) for 34.406 acres of property identified on Pulaski County tax records as parcel 057-001-0000-0013, total area 66.748 acres, located at the northwest corner of the intersection of State Park Rd. (Rt. 660) and I-81, Exit 101, in the Ingles District. STAFF RECOMMENDATION: Gay Engineering Company, Inc. has prepared a preliminary concept plan for Brabham Enterprises Truck Stop indicating a shift of the structures and traffic aisles away from the Grimes property and toward the southwest corner since Mr. Brabham has negotiated the purchase the existing Chevron Station. The zoning of the Barry Hunter property, 057-001-0000-013A, is Agricultural (A-1). Approval of the Brabham rezoning request is recommended. (Continued)
b. Continued PLANNING COMMISSION RECOMMENDATION: Approval of the rezoning request is recommended including any separation of the entrance from Interstate 81 and buffer technique with the Grimes property (see enclosed documentation dated October 17, 1997). The Commission also recommended that rezoning of the Barry Hunter property, tax map number 057-001-0000-013A, from Agricultural (A-1) to Commercial (CM-1) be considered to comply with the commercial zoning for the surrounding Brabham property. The Hunters indicated support of the rezoning recommendation.
