  1. Dholera Smart City Project – Greenfield Smart City The Dholera Smart City project is expected to stand out as an example for all the major smart cities of India. It is going to be the biggest greenfield project in Asia. The total Dholera smart city project area encloses 920 sq. km. It offers enormous expansion and development opportunities, including high-technology infrastructure, great connectivity, and the region’s wider sustainable development, including immense greenery all around. The entire project area will be developed in three stages. Each step will cater to the growth of different activation allotted to it. The three grades further ceased to function into six town planning schemes. The project aims to fulfill the rising need for homes with all amenities and within a budget. Dholera SIR The Dholera smart city project is also known as the Dholera SIR scheme or Dholera SIR investment region. The project is based on the special investment region Act 2009. The special Dholera SIR investment enables the state government to designate an area of more than 100 Sq. Km and more than 50 sq. km as a SIR. The Dholera SIR is a 920 Sq. Km area project. The entire area of the Dholera SIR project encompasses 22 villages of Dholera. The industrial infrastructure in the Dholera smart city project will pitch into domestic and international markets. The industries in the Dholera smart city project area will likely witness a surplus of features and conveniences.

  2. Some features include state-of-the-art infrastructure and excellent connectivity to cities such as Ahmedabad, Bhavnagar, and Vadodara. The whole project will also enjoy airport and seaport connectivity. Dholera SIR Commercial and Residential Plots Dholera is also expected to pull in a lot of investors owing to the growth opportunity it seems to offer due to its first-ever unique features. A lot of people are investing in industrial and residential plots in Dholera SIR. Dholera SIR is so far the largest project being undertaken in the form of a smart city. It is a project that will surpass the size of Shanghai by six times. The group will be launching multiple projects in India shortly in the affordable housing segment. It will also deal in the sale of raw land such as agricultural, non-agricultural, industrial land, etc. Dholera Special Investment Region It is strategically located in the Ahmedabad-Dholera industrial region and lies within 100 km of the Dedicated Freight Corridor (DFC) in Southern Gujarat. National Highway 8 connects the Dholera Special Investment project region with Ahmedabad, Bhavnagar, and Mumbai. Dholera itself has good connectivity with National Highway (NH) 8 (Anand) and 8A (Bagodra), upgrading Bagodara -Bhavnagar, Bagodra- Surendranagar- Radhanpur connections.

  3. There is a plan to put forward an airport and a port in this region to make the region more convenient. Furthermore, the 500 km Mumbai- Ahmedabad- Vadodara Expressway connects the region as a part of the golden quadrilateral. According to property experts, the Dholera smart city is the best place in India to invest in a residential plot. This smart city project is one of the safest long-term investments when it comes to setting up a retirement fund for tomorrow. It has been planned to deliberately provide all basic infrastructure facilities, including water supply, electricity, sanitation, solid waste management, transport, health care facilities, and entertainment avenues.
