  2. Real EstateInvestment • Real Estate is quite possibly the best kind of investment as compared to other businesses and investments. The investment property should generate income from rents that are being received each month. There will always be months where there may be a vacancy, but most of the times the investment will generate income. But one has to be careful with these things as the beginners overestimate the profits without taking into account the potential costs and expenses.

  3. The Investor • The investor should be aware going in to the business that property will cost money every month. There are times where higher down payment will be needed, which will make the lesser cash flow acceptable. In the best case scenario owner pays off the mortgage which will make the cash flow a certainty and it will be substantial too.

  4. Residential Real Estate Properties • This is not the ideal scenario but can be termed as Okay only in few cases. It all comes risk management and the ability to pay for all the assets resulting in negativity. In the most productive years, prices used to be sky high and the rents never really increased proportionally with residential real estate properties.

  5. Inexperienced Investors • Quite a few inexperienced investors got properties with the assumption the rise in prices would compensate for the high mortgage. If one keeps all these things in mind then one can hope for a positive cash flow.
