WHY THIS COMMITTEE? VSP does not give detail on how to resolve discretionary requirements for applying mass and scale “…Project is compatible in scale and character with the existing neighborhood…and (will) not be materially detrimental to adjoining lots or the immediate neighborhood…” Section 8-C.01
WHY THIS COMMITTEE? The Venice Land Use Plan lacks detail in defining mass and scale as well as the intended Implementation Plan Section 3-F “…provide for the consideration of aesthetics and scenic preservation…” “…regulate all development, including use, height, density, setback, buffer zone and other factors in order that it be compatible in character with the existing community…”
A NEED FOR CLARITY This lack of direction in the document leads to differing interpretations resulting in the glossing over of mass and scale with little interpretive rational

OUR MISSION The Mass, Scale, and Character Ad hoc Committee will study…requirements for new development in the Coastal Zone to be compatible with existing neighborhoods in mass, scale, and character…It will meet with, and solicit input from residents of the Venice Coastal Zone, city officials, and other interested and relevant people…in order to implement the intent and letter of the governing planning documents in the most fair and practical manner.”
