Land Pooling Policy, the Path to a New Future The Remarkable importance Delhi has made in the world map, leave alone the Indian map, crept its way slowly and gradually towards becoming the National Capital and coming in the list of one of the most important states in India, is one of the greatest achievements in the Indian history by any state. But with time, Delhi has gotten enriched with a lot of problems, owing to its population. And one of the central problems is housing deficit and land issues. What with being the National Capital and housing some of the most important government offices and MNCs, Delhi and NCR region have become utterly populated and land problems have started arising. One cannot find a suitable home at a suitable location to live and if they could, then there is the problem of affordability. Land Pooling Policy Taking measures, Delhi Government decided to acquire land for construction of more houses and residential for the people of Delhi. And DDA came up with Land Pooling Policy, because direct acquisition of land was not possible. The Land Pooling Policy Delhi says that a farmer or landowner can pool his land and invest them for construction purposes and the deal is they can sell it at market prices, also will get half of the land back at some new location. With such astounding terms and conditions, the farmers are happy to invest their lands as it reduces the problem of age long debts and they can finally lead a fear free life.
Delhi Land Pooling Policy comprises of these main points: 1. Land Pooling Policy has DDA playing the role of a facilitator, with minimum interference, their sole reason being the catalyst of the whole process. 2. DDA, as facilitator, will declare land that is to be used under Delhi Land Pooling Policy. 3. The landowners and also a group of landowners, farmers and DE (Developer Entity) can pool their lands which will then be unified and put to intelligent use by the builders and real estate giants. 4. The MPD 2021 says that a piece of land from the land being acquired will be returned back, without any relation with the use to which the acquired had been put to use to. The Land Pooling Policy is supposed to provide over 40,000 acres of new land for construction and building of residential and housing societies. It will immensely help to solve the problem of affordable housing in Delhi and its branched NCR region. Being the hub of big techies and government buildings, it is also on the way of becoming the hub of smart cities because the way things are going, what with Land Pooling Policy and MPD 2021, Delhi is sure to see a new future.
