  1. Why should you work with a realtor when buying your home? • A Realtor advises you as to the right price for the home based on their detailed knowledge of the local market. • A Realtor coordinates the contractual paperwork to solidify the deal that buys you a home. • A Realtor serves as an intermediary to negotiate between buyer and seller. • A Realtor has an obligation to watch out for your best interest! • A Realtor carries Errors and Omissions insurance, therefore, your transaction is insured.

  2. What should you expect of your realtor? •  Professional and ethical behavior  •  Market knowledge • Negotiation skills • Tell your agent by what means you want to be contacted. • Remember, the realtor works for you.

Now you have chosen a realtor to help you buy a home. •  First thing the you need to do is: Get pre approved, go to the bank and find out what you can afford to spend on the purchase of your home. • Your realtor often has relationships with local lenders, he or she can help you get started. • Tell your realtor the basics of what you must have in a home and what things would be a bonus. • Look at homes in your price range. • Be realistic about the home you are going to buy based on your budget. • Drive by the home before you preview the inside. • Be patient!

You have found your home and you’re ready to make an offer. •  Listen to your realtor's advice. • Include your pre approval letter and earnest money with the offer. • Compare your offer to sold comps in the area. • Your Realtor should present your offer to the seller in person. • Put yourself in the sellers shoes. • It's ok to counter back and forth a couple of times. • Be willing to walk away, it is your strongest negation tool!

  5. Your offer is accepted, what happens next? •  Your Realtor will keep track of your contingency dates and remind you when they getting close. • Your realtor will fax or email your offer to the lender and the title company. • Your realtor will order title commitment from the title company. • Your Realtor will recommend a licensed home inspector. • Your Realtor will set up closing and review and email you the settlement statement.

  6. Congratulations, you own a home! • Move in and enjoy!   • Now that you own a home you have started building your personal wealth! • File an addendum to your 2008 tax return so the government can pay you $8000.00 for buying a home before December 1, 2009. • Try to save enough money to  pay 3 house payments. Life happens, be prepared! • Try not to make any other major purchases in the same year that you a home. • Maybe the best news of all is that your Realtor does all this work and it doesn't cost you, the buyer, any money. The Realtor fee in most cases is paid by the seller!
