  1. IMPORTANT THINGS TO THINK ABOUT WHEN LOOKING FOR A HORSE PROPERTY You need to become realistic with your while buying horse property, otherwise this can be so expensive. Most financial experts agree that you should spend no more than 30% of your salary on housing. Set a budget ahead of time before you begin looking for actual property.

  2. Acreage How many acres will your horse farm require? You will need to decide how many horses you have/wish to have, whether you want to run a boarding facility, and how you want your horses to be set up. Many sources suggest 2 acres per horse. This estimate may need to be adjusted depending on your goals for your horses and properties. Obtaining huge acreage is also challenging due to financial constraints.

  3. Zoning Check to see whether you know (or can find out) the zoning of the horse property you are interested in. The zoning classifications and criteria for you will vary depending on the area you live in. If you do not completely trust your real estate agent, we recommend that you check the horse property with the zoning entity.

  4. Water One of the most important factors one needs to consider is water for you and your horses. If you are building on a property from scratch, you will need to factor in the cost of a well or hooking up to city water. Additionally, if your property already has a water source, make sure you know whether it is city water or a well. This can affect the water quality you receive as well as the cost of your water. If you are on a well, we highly suggest having the well inspected and tested.

  5. Location A very crucial aspect for your property is Location. This includes what to look for in a horse property, knowing so will help you to decide the area you want to get property in. Do you intend to operate a boarding facility on your horse property? You must have clients and be close enough to them for them to board their horse with you. A property near a big city will cost more, but you can probably charge more for board as well.
