Determining Property Value I will help you optimize your selling price by: Performing a professional market overview Presenting viable comparables Reviewing your present home’s selling history Proposing a sound pricing strategy Estimating the net proceeds from the sale of your home I will help you set a realistic price to match market conditions. I have prepared a comparative market analysis (CMA) based on similar homes in your area. It will show you current listings, recent sales, and expired listings (a good thing to check because these houses are usually either overpriced or poorly marketed). From the CMA I will help you develop a competitive price based on: Location Size Style Condition Community amenities Financing options Market conditions Remember: The market determines price. Avoid the urge to price your home based on considerations that do not affect its market value. For example, the following do not affect the market value for your property: How much you need to purchase your next home How much you paid How much you spent on improvements The value of a similar home in a different community The cost to build the same home today Your personal attachment to your home (Yes, it's your house and you're proud of it, but this makes no difference to potential buyers.) Negotiation Real Estate Negotiation Real estate negotiation is a skill developed through training and experience. As a trained and experienced Realtor® I will help you get the best price for your home by doing the following: Pre qualifying buyers Identifying motivating factors of the prospective buyer Working with other agents Setting viable contract terms and conditions Managing counter offers Optimizing multiple offer situations Negotiating a favourable closing Agent Name 123-456-7891 agent.name@royallepage.ca www.agentwebsite.com
The Importance of Intelligent Pricing Determining the best asking price for a home can be one of the most challenging aspects of selling a home. It is also one of the most important. If your home is listed at a price that is above market value, you will miss out on prospective buyers who would otherwise be prime candidates to purchase your home. If you list at a price that is below market value, you will ultimately sell for a price that is not the optimum value for your home. Figure 1 - Percentage of Buyers by Asking Price As Figure 1 illustrates, more buyers purchase their properties at market value than above market value. The percentage increases as the price falls even further below market value. Therefore, by pricing your property at market value, you expose it to a much greater percentage of prospective buyers. This increases your chances for a sale while ensuring a final sale price that properly reflects the market value of your home. Agent Name 123-456-7891 agent.name@royallepage.ca www.agentwebsite.com
The Importance of Intelligent Pricing Another critical factor to keep in mind when pricing your home is timing. A property attracts the most attention, excitement and interest from the real estate community and potential buyers when it is first listed on the market (see Figure 2). Figure 2 - Activity versus Timing Improper pricing at the initial listing misses out on this peak interest period and may result in your property languishing on the market. This may further lead to a below market value sale price (see Figure 3), or, even worse, no sale at all. Therefore, your home has the highest chances for a fruitful sale when it is new on the market and the price is reasonably established. I can give you up-to-date information on what is happening in the marketplace and the price and condition of competing properties. These are key factors in getting your property sold at the best price, quickly and with minimum hassle. Pricing Strategy Pricing your property correctly is crucial. You want to sell your property in a timely manner at the highest price possible. Current market conditions determine the value. Pricing too high or too low can cost you time and money. Realistic pricing will achieve a maximum sale price in a reasonable amount of time. General Rules… Let's review some important considerations. There are certain factors that are beyond our control and certain factors that are within our control. Those factors outside of our control are: the location of the property, the finished square feet and types of rooms and the amenities that are in place. The factors we can control are: the appearance of the property inside and out, how aggressively we market the property and the price, including terms. It is critical for us to accept those factors that are beyond our control and to focus on pricing and preparation. Local Market Observations… Insert your opinion of current market conditions affecting the subject property. Given the current interest rate situation we should continue to experience relatively low mortgage rates and thus the market should remain steady for awhile. Recommended List Price My analysis of the comparable properties suggests a list price range of $[insert ] to $[insert ] . Agent Name 123-456-7891 agent.name@royallepage.ca www.agentwebsite.com

How a Commission is Distributed When selling a property most people know they will be paying a commission. What most people don’t know is how that commission is distributed. It’s often assumed that it all goes to the Realtor®. This couldn’t be farther from the truth. In fact, the Realtor® gets a very small portion of the total commission. The chart below shows how my commission is most frequently divided. The biggest portion goes to the brokerage representing the buyer. That 50% is split between the sales representative and their broker. Following that a portion goes to the brokerage of the listing agent. The remainder goes to the listing agent who pays for all the marketing and promotion of the listing as well as business operating costs. Once these costs have been paid, the actual “take home pay” of the listing agent can be the smallest piece of the pie. You may find an agent who will lower their commission to get your listing. Remember where the commission is spent - some of the expenditures are not optional. So where does the discount come from? It comes from the service they give you – less marketing and less time spent on selling your home. Agent Name 123-456-7891 agent.name@royallepage.ca www.agentwebsite.com
