Madison County as a whole has shown steady growth for the past fifty years. • Growth rates have generally been higher in Richmond and unincorporated Madison County than in Berea. • Projections are now only available on the county level and not for individual cities. • Growth rates can be significantly impacted by physical changes in city boundaries, such as annexations. • Much of the data needed, such as birth/death and migration rates, is not available on the city level. • Because growth rates in Berea over the past 50 years have varied widely (from 8% in the 1990s to 62% in the 1970s), it is difficult to make short-term predictions on growth. However, city growth does show a positive correlation to county growth over the long term, so it is reasonable to assume that this pattern will continue.

  2. ·Population distribution within Berea is roughly consistent with patterns in both the county and the state. ·Berea has gained most significantly in the 50-64 year age category in the past decade. Richmond has higher numbers of 15-29 year olds. ·Between 2000 and 2010, the size of the city rose from 5,990 acres to 10,291 acres (72% increase), while the population grew from 9,851 to 13,561 (38% increase). The result was a decrease in density from 1.7 to 1.3 persons per acre. ·The increase in older residents as a group can be explained at least in part by the aging of the baby boomer generation. It is also likely that the residents brought into Berea population through the city’s annexation actions since 2000 were heavily skewed toward older age groups. ·Median age is 32.4 years. 91% are white, 4% black and the remaining 5% of other and mixed races. Nearly 3% of the population is Latino. ·66% of Berea households are family households a householder and one or more people related to the householder by birth, marriage or adoption). Non-family households (a person living alone or two or more unrelated people living together) make up the remaining 34%. • ·10% of households consist of a person 65 or more years of age living alone, almost 80% of them women. • ·35% of households include at least one person under 18 yrs of age. • ·Average household size is 2.39 persons.

This means that a significant population (32%) spends more than that amount, about 13% more than elsewhere in the state. Median mortgage: $1099.· 59% of renter households meet the standard, which is higher than elsewhere in the county and statewide. Median rent: $597.
