  5. big government centralised targets expensive anti aspiration unaccountable public sector big society localism productivity deserving poor transparent market we’re on the wrong list in No. 10  

  6. its worse than you think “Generations are trapped in social housing, denied the chance to break out or buy. I don’t want a child's life-story to be written before they're even born, and a responsible housing policy which helps people up and out of dependency can help re-write that story.”

  7. and finally … • we’re not Grant’s audience • ideas/ideologies trump evidence • they’re not stupid - they know the consequences

  8. 2. so is the end neigh?

  9. private sector: the big questions remain • market will remain flat • house price stagnation • slow  in mortgage finance • PRS : what if John Lewis did housing? • planning reform/NHB helps a bit • but overall we won’t build enough • & right to buy, wrong to rent won’t be addressed

  10. social sector: a bleak landscape • affordable rents will work in some places but not everywhere • fixed term tenancies will work for some but not for everyone • some of you will keep building, some won’t – partnership is key • if you can’t: what will you do with your balance sheet capacity? • pathfinder areas are doomed • direct payments are coming? • decent homes money will fizzle out • the big question re the role/purpose of social housing is fudged • but there is more scope to define your own offer with residents

  11. they all hate us … nobody likes us … 3. how then to react?

  12. or engage • do your homework! • take a think tank to dinner • start where they are

  13. invest in your people • know the skills landscape has changed – its about bespoke, customers, markets, £, partnerships • get the right people on the bus – its not about managing processes anymore • recruit for flexibility & invest in career-long learning for the new world – we can help! • commit to horizon-scanning www.cih.org

  14. we need a new governance and accountability story

  15. we must be in the business of aspiration & choice equity stakes personalisation

  16. make being the best business critical • invest in standards because it’s the right thing to do - not because the regulator says so • CIH exists to help make your organisation excellent: with us they Learn. Improve. Influence.

  17. and lets work together … • to avoid residualisation • to collect evidence of market failure • to get the media on our side
