Mission Structure • To Support the needs of the LBCC community and visitors • Not a commercial venture attracting customers from outside • Sustainable and Environmentally friendly (No Styrofoam or Plastics) • Breakfast, Lunch and Dinner • Provide a Community Social Lounge Area • Quiet nights – No loud noise after evening • 100% owned by Committed Homeowners • Will bring revenue from vacation renters back into community • 10% Resort Fee on bill will fund Community Capital Improvements

Phase One • Install high speed internet at pool (Fee Supported) Eliminate Internet Cost to LBCC office. • Construct new office space in North Clubhouse Room • Convert existing office space into a Mini-Mart • Construct Kitchen • Construct Shaded Deck Area Adjacent to Pool Deck • Purchase additional pool deck tables & chairs • Purchase lounge seating and tables for breezeway • Construct Reception Concierge Desk / Bar in Breezeway • Replace Clubhouse and Pool light fixtures

  4. Phase Two • Open Mini-Mart • Begin Beverage Service • Begin Food Service • Install exercise mats and free weights in South Clubhouse multi-purpose room

  5. Phase Three • Concierge services for rentals (Cleaning/Turnovers) • Install Luxury Cabanas (Fee Supported) • Install Bonfire Pit • Offer Rental Equipment (Snorkeling, Beach Towels, Bikes, etc.) • Laundry Services • Install Solar Power

Research and Development • We invited several established Jamaican companies to explore this project and all agree that due to the restricted access and limited customer base, a return on investment would not be feasible. • Expert Food & Beverage consultants from California completed a feasibility study. No homeowner association funds were spent. • Study revealed that once initial costs of equipment and construction are covered, we would need a minimum of $250US per day to be sustainable. We believe that this is achievable. • Initial costs of approximately $200,000US will be funded by an initial public offering to interested homeowners.

  7. Project Funding • No funds from homeowner’s association to be used • IPO to homeowners will be in “Partnership Shares of the Corporation” • Shares will be sold at $10,000US • Shareholders will benefit from limited free food, free Wi-Fi, free cabana, snorkel rentals, etc. • Homeowners can purchase multiple shares • Shares can be re-sold to other homeowners • Most shares = Controlling interest

Why should I invest into this project? • Think of how much you spent to purchase and furnish your property • For a very small fraction of that cost, you could fund a high quality café, bar and mini-mart that will increase the value of your property • Convenience of on-site mini-mart, food and beverage facilities • Project will make your rental property more desirable • Amenities will increase your rental income potential • Many free benefits to shareholders • 10% Resort Fee will fund Capital Improvements that the homeowner’s association would never be able to achieve • 39 More homes to come on-line soon in LBCC phase 3

Capital Improvement Projects • Replacement Street Lights and Lighting at Clubhouse • Purchase a proper Zero Radius Commercial Grade lawnmower • Purchase and install front gate security access database and camera systems • Restore and replace damaged curbing and sidewalks • Development of community park area on Lots 163/164. Preservation of ancient stone lime kiln. Walkways with benches. Historical Marker. • Development of community park area on lot 94 with Cliffside sunset pavilion. • Development of community park area on lot 159 with high view pavilion over our beach and bay. • Purchase and install additional landscaping, restore and improve existing landscaping.
