Fact -the government are not going to be able to fund the care of the increasing and increasingly ageing population. Healthy government pensions rely in part of you dying soon after you retire and enough young people being borne to pay the taxes required! We know that the UK is in financial difficulties and we know that things have to change. Some or all of the NHS, Benefits Systems, and Pensions will have to reduced or cut. Fact: The Office of National Statistics* and IMF explain that the pension system was created when life expectancy was just 66.4 years for a man and 72 for a woman. The current life expectancy is 77 and 82 respectively. That’s an additional 10 years for every man and woman in the country, many of whom are not healthy. When you take start to responsibility for your own financial future you become aware of these facts – this new reality! Instead of expecting the government to take care of you later, think about using the financial resources you and your family have now to invest in properties. You can buy it as an asset and get it to generate cash flow for you • A rental property is an asset; you can buy it with a mortgage, you can use it to leverage your money, it can create monthly cash flow for you and in the future, it will create capital as it increases in value. • It's a simple fact that the UK's demand for rental properties is not being met, so there is a huge demand for properties meaning that the values of rental properties are buoyant. • Right now, property prices are low and rental properties are in high demand. Property is an asset just like investing in gold, or silver, shares or commodities, except that property is a tangible asset that banks are prepared to consider as collateral for a loan. By using a loan as leverage you could for instance use £100,000 to buy several properties that all generate rental income which is significantly more than if you bought just one property using the whole amount. Once you have bought an investment property that generates cashflow you can live off the surplus rental income (what is left after bills and contingencies) and still hold the main asset. It’s like buying a goose that lays golden eggs and then living off the eggs. Of course you can save the income and use it to buy more investment property so that you accumulate a substantial portfolio to support your retirement or even pay your children’s school and university fees. Now is one of those rare moments in each lifetime when it is the best time to invest in the property market. Your investment will generate more family income Vicki explains an example where she released 30% of the equity in a property £200,000 owned outright. She then used that money (and associated buy to let mortgages) to buy 7 investment properties (called “Buy to lets”). The properties provide a great return for the cash invested, on average generate £250 per month cashflow (after the mortgage, insurance, letting agent and repairs have been paid). This means a total of £1,750 per month additional income. Now there is the important matter of the new mortgage for £200,000 that needs to be paid each month. That currently costs about £500 per month, leaving Vicki and her family with a whopping £1,250 pure profit per month in their pockets all by Using Other People’s Money (ie the banks). To provide additional security for the family (after all taking out a mortgage is a risk) they have 25% equity in seven other properties to mitigate that liability. Property can be a tool to provide financial security & the life you want if you think creatively One situation where creative thinking could make you money and enable you to live the life you want which affects us all is the growing family. Not that they are getting older – its that many families are growing in numbers either through family births or as older relatives return home! You might need a bigger house or a smaller house or just a house in another location. You might not be able to afford to move because of negative equity, or because you cannot afford a property that suits your needs. What about renting your main home to tenants and then using their rental income to pay your mortgage and the rent on another property for you to live in? One of our personal circumstances changed and she wanted a bigger home in a different area. She went along to her local authority and struck a deal where they rent her property for a fixed term and fixed rate. Property fundamentals Property prices have dropped • Some people may be worried that if prices have dropped or are dropping then its not a good time to buy property. • We believe that investing in property is a business. Each house is a business unit that needs to make a profit. At The Property Sourcers we measure this by calculating the Return on Investment, in effect how much money is your money earning you. • In the banks it’s as low as 1-3%, we invest in property and achieve net returns of 10-15% quite easily. • Buying a property at a discount is a bonus which only increases our return on investment. Property verses stocks and other assets The advantage of a property as an asset is firstly that you own an actual tangible thing – a house. Okay you share the ownership with the bank – but then that’s another advantage that the bank is actually willing to share the cost with you. Using mortgages enables you to make your money go further and create more income. At the Property Sourcers we like to control as many of the variables as possible to mitigate any potential risks. When you invest in shares – you have no influence over the company you have invested in. That could be why banks don’t see shares as something they would lend against.
