What if there are no Features entered? You’ve got to enter them.
ASPF=Asphalt, AVPM=Audible & Vibratory Pavement Markings, ITS-1= ITS Warranty items, TSM= Traffic Stripes & Markings, etc.
What about the Traffic stripes and Markings? No inspection is scheduled.
Several warranty items or VAF are now part of the Specifications.
Value Added Portland Cement, Bridge Components, Performance Turf, Remember some of these are just for Design Build
SUGGESTION: • 1. All warranty items 2 years and greater should be on an annual inspection frequency, i.e. Asphalt for 3 years would be 1 per year for 3 years. Concrete for 5 years would be 1 per year for 5 years, etc. • 2. Warranties less than 1 year should be semi-annual or 1 per 6 months. • 3. Landscape requires monthly inspections that the plants have been installed and are being maintained per Contract Documents, a Registered Landscape Architect will oversee. The Contractor’s Quality Control representative must perform quarterly inspections of planting areas and submit report. 580-3.6
Schedule 90 day inspection prior to end warranty date, gives time if there are any issues.Click Add Single Inspection, Click calendar, find date and click to enter in dialog box. Click Add button to save.
After inspections are made. Update CIM with Actual Inspection Date
EXAMPLES:ASPHALT VAF / Problem Detected & Good Documentation of Actions taken.
Example: Feature Begin Date 11/24/2008, Feature End Date 11/25/2008 - Final Inspection 11/24/2011?
Example: Feature End Date Inspection Date are the same? What if we have a problem?
DO WE NEED CHANGES? WHAT WOULD MAKE CIM BETTER? Questions? Is the system working for you? How can the inspection process be improved? Suggestions/comments are being compiled and will be sent to the Central Office when training is completed.
Recommendations/Suggestions • Leesburg Operations (Joe Remic’s suggestions ). • 1. Is it possible to restrict the CIM auto-report feature to a specific range; such as unique individual or grouped Cost Centers? • For example, working in District 5 - Leesburg Operations, is Lake & Sumter Counties, or Cost Centers 515 & 592. These are the only notices needed regarding any “advance” and/or “past due” inspections. • 2. The CIM system software should provide the Cost Center number(s) at the beginning of the email subject line. • District Office (Larry, Mike suggestions). • 1. Program CIM to send notices to select Cost Centers in each District i.e. 509, 512, 514 etc. 2. Program the Value Added Features in CIM based on the Pay Item Numbers. Each Pay Item could generate the intervals, and number of inspections to be made. Allow for ability to over-ride for different circumstances. 338 Asphalt Pavement= 3 inspections performed annually, 335 Portland Cement Concrete Pavement= 5 inspections performed annually. Performance Turf= 1 inspection performed annually, Performance Based Pavement Markings, etc. 3. When entering Feature Begin & End Dates, program calendar date to move from year to year as well as month to month. Loreen Bobo suggests: 1. Add a line for Maintenance Cost Center, and change the title of the current ‘Cost Center’ line to ‘Construction Cost Center’. James Read suggests: 1. When inspections are made and comments noted in CIM, have the system send those comments to the VAF Coordinator, the PA and the P.M. System would need to have those names on record. 2. Send notifications to select Cost Centers As of 5.1.2010 • Dan Eisman: • 1.Program the system to populate the final inspection date approximately 30 days prior to End Warranty or End Feature Date. This will give the PA/Department sufficient time to address deficiencies or problems that may be discovered before the warranty ends. Larry Stone or Mike Wright at District Five Maintenance CC 510.
