Issue: • Request to amend Alvernon-Broadway Area Plan(ABAP) for a portion of three parcels at the southeast corner of Broadway Boulevard and Columbus Boulevard to allow Commercial, Office, and High-Density Residential Uses to the currently allowed Low Density Residential designation. The ABAP currently allows Commercial, Office, and High-Density Residential on the northern half of these parcels • Rezone southern half of the three parcels from Residential R-1 to Commercial C-1 Planning and Development Services May 22, 2013

Proposed Land Use Change Consistent w/ Plan Policy Direction: • Primary acess can be provided from an arterial street; • All parking and maneuvering requirements can be met on-site, or off-site, on locations that have been historically used for parking in conjunction with the site; • Screening and buffering for adjacent residential use can be provided on-site; • Support appropriate locations for office and commercial developments located at intersections of arterial and collector streets; • Consider the expansion of commercial areas into adjoining residential areas when logical boundaries exist.
