  2. What are the steps involved in a new build? In the step-by-step plan below, you will learn about each phase of the construction process – from masonry to floors.

  3. OVERVIEW OF ALL STEPS

  4. STEP 1: DESIGN PLAN AND SUBMIT BUILDING APPLICATION Every dream home starts with a good plan. An architect translates your wishes and needs into a custom design – taking into account the applicable building regulations. As soon as your plans are ready, you submit them to the municipality. They can immediately approve the building application or request some adjustments. Remember that you have to stick the building permit on a wall or a sign on a pole. You have to stick this paper within 10 days of receiving it and leave it there for 30 days. Only then can the work start.

  5. STEP 2: GROUNDWORK AND FOUNDATION In some cases, groundwork is required first, for example to level the plot or remove trees/shrubs. Then the foundation work begins. The depth that needs to be excavated depends on the type of foundation ( floor slab, crawl space or full-fledged cellar ).

  6. STEP 3: MASONRY One of the biggest steps in building a new home is the masonry. The contractor builds all the walls, applies insulation, places mezzanine floors, etc. This is one of the longest parts of the step-by-step plan. Expect an average of 14 weeks for an average home.

  7. STEP 4: ROOFING Now it is time for the roofing. Both pitched and flat roofs are covered and possibly fitted with skylights. Of course, a solid insulation layer is also provided here to keep your heating costs under control.

  8. STEP 5: PREPARE TECHNIQUES In step five we start with the techniques. Your home naturally needs electricity, heating, ventilation, sanitary water and drains. All pipes and flush-mounted boxes are marked out. Then comes the hard work: grinding, cutting and drilling.

  9. STEP 6: WINDOWS AND DOORS The dimensions for the windows and doors were already measured after the masonry. But the production of the exterior joinery quickly takes 12 weeks. Fortunately, the installation is much faster. In about 2 days your new building is finally windproof.

  10. STEP 7: FINISHING TECHNIQUES To prevent theft, some parts of the technical installations are only installed when the house is lockable. So there is still a lot to be installed: placement of the switchgear, surface-mounted fuse box, installation of the central heating boiler/heat pump, installation of the ventilation unit, etc.

  11. STEP 8: FLOOR INSULATION AND SCREED WORK The next phase in our new construction step-by-step plan is the floor insulation. This completes our insulation shell. On this layer, the piping system for the floor heating may be placed, with the screed on top. PS: it is possible that this step and the next one will be swapped.

  12. STEP 9: PLASTERING Our new home is almost finished. Now the plasterer is coming to plaster all the walls and ceilings. This is a labor-intensive job that takes an average of 3 weeks.

  13. STEP 10: FLOORS In this step it is the turn of the floors. There are various possibilities : ceramic tiles, natural stone, parquet, laminate, cast floors… Please note that for some floor coverings (such as wood) the screed must be sufficiently dry, otherwise problems will arise.

  14. STEP 11: KITCHEN AND BATHROOM Now the end is really in sight! The kitchen fitter is coming to install the kitchen, and in the meantime the bathroom is also taking shape. In addition, interior doors are being installed. Finish the last details (installing lighting, hanging window coverings, etc.) and you are ready to move.

  15. HOW LONG DOES THIS STEP-BY-STEP PLAN TAKE? An average new build is ready to move in after 1 to 1.5 years. This depends on various things: how well the works follow each other, unforeseen delays, the size of the house, etc. This period does not take into account the preparation of the project.
