Purpose and Need • The CBJ Comprehensive Plan has called this area Juneau’s Arts, Cultural & Civic District for years, and citizen’s actions to build the state museum, support the JACC and more reinforce this. Area is zoned for higher density mixed use development with housing. More focus is needed to move forward. Support State Capitol. • A lot of activity will be occurring in and around this District. It is therefore a good time to provide more direction to help guide both public and private sector investment here. What should CBJ be encouraging on its land?

Surface parking is primary land use Concrete & barbed wire Egan is hard to cross.
Walking is often haphazard, cut through parking lots, lack of safety.
Several buildings are at the end of their design life, or will be within 10+ years
Important Civic, Arts & Cultural Uses • Shopping & Business & Indoor Recreation Destinations • Lots of employees • Transit • A giant surface parking lot, fences & barbed wire • Chaotic walking, unsafe • Blocks are too large • Lack of public space • Rundown buildings • Empty at night, scary • Egan is a barrier
