Activities Committee • THANK YOU for a very FUN and SUCCESSFUL 7th Annual River Bank Woods HOA Spring Fling, held Sunday, June 6 @ 4 p.m @ the Tot Lot and Play Area off of River Oaks Drive in RBW Section II. • Jenni & Tom Aprahamian for hosting the party in the backyard shade of their beautiful home • Tom and Tyler Aprahamian for working the grill • April Hamandi for arranging the MOONBOUNCE! • Dan Desousa for arranging the annual visit from Sterling Volunteer Fire Department (SVFD) • SVFD heroes, “Tanker 618”, and “Tower 611” for stopping by, hooking up to the fire hydrant and launching H2O up into the sky and down onto the kids (of all ages!) in the street!! • Everyone who helped with set-up, grills, tables, chairs, food, drinks, plates, utensils, napkins, trash bags, clean-up, etc. • And THANK YOU to everyone for attending and bringing side dishes and desserts!

  6. Activities Committee cont’d • Community Garage Sale • Halloween Get-Together • THANK YOU to the Landry Family for hosting the 4th Annual RBW HOA Halloween Get-Together on October 31. The food and drinks were great, and it was fun to see all the Halloween costumes. ARC cont’d The River Bank Woods HOA Covenants / Bylaws / Rules & Regulations require an application and approval process for exterior home improvements, and the approval becomes part of the unit file that Loudoun Management Associates keeps for each home in River Bank Woods. Modifications/enhancements must be on file when you sell your home.  This has been the process even when Toll Brothers was the declarant-controlled Board of Directors.  The following is posted on the www.riverbankwoods.org home page and “Docs & Forms” page, and it has been in most River Bank Woods newsletters. "Catch Up and Plan Ahead" Please "Catch Up and Plan Ahead" for exterior home improvements. Please use the Architectural Standards to complete an Architectural Modification Request Application (AMRA) Anyone wishing to add or make changes to their property such as landscaping, decks, patios, storm doors, etc. must, along with obtaining all necessary permits, submit an AMRA prior to beginning any construction. • Applications are available via download at www.riverbankwoods.org under “Documents” • Please submit completed applications to RBW HOA c/o Loudoun Management Associates (LMA) P.O. Box 2070 Purcellville, VA 20134 or e-mail to laura@lmainc.com • NOTE:  If you have made such improvements without getting an AMRA approved, please take this opportunity to seek approval.  Please catch up and, going forward, plan ahead.

Neighborhood Watch Committee • WANTED!: Neighborhood Watch Committee Chair • Meetings ? • Crime Report • From our assigned Deputy, Loudoun County Sheriff’s Office (LCSO), Crime Prevention Unit • Alerts • From LCSO; from Alert Loudoun and Loudoun County Public Information Office (PIO)  www.riverbankwoods.org and RBW e-mail distribution list • Specific RBW safety & security issues/concerns • It is best to keep your vehicles in your garage, and your garage doors closed! • Call LCSO about any safety & security issues/concerns • Emergency Phone: 911 • Non-Emergency Phone: 703-777-1021

Contracts / Community Services • Management Company: Loudoun Management Associates (LMA) • RBW HOA-LMA contract renewed for 3 years  calendar/FY10 completed year 2 of 3 • Laura Poole, Community Manager • Landscaping & Maintenance: Genesis • Trash & Recycling: AAA Trash & Recycling • Please do not put your trash or recycling bin at the curb until 6 p.m. the evening before pick-up day • Please secure loose items • Please remember that trash and recycling bins should not be in front of your house except on pick-up day! Please keep them garaged and out-of-site. Help keep our neighborhood looking great! • Insurance: Nationwide • Attorney on retainer: Todd Sinkins of Rees Broome, PC; to assist the RBW HOA BoD with the following, and as necessary: • Review of bylaws, rules & regulations, guidelines/standards, forms, documents, processes, policies & procedures • Architectural/Covenants violations • Snow Removal: Virginia Department of Transportation (VDOT) • VDOT is responsible for all snow removal from our streets  Should you have issues with removal, you can call VDOT at (703) 383-VDOT (8368) • RBWers need to shovel all sidewalks

River Bank Woods Updates • 2010 Budget vs. Actual Comparison • Accounts & Investments • Audit and Tax Services • Goldklang, Cavanaugh & Associates, P.C. • Reserve Study • 2011 Annual Budget • 2011 quarterly dues have increased from $198 to $212. This increase in dues reflects changes in operational costs for the Association. The full budget is available for your review. • REMINDERS: • Quarterly schedule for HOA dues • Quarterly invoices sent to homeowners. • 2011 increase from $198 to $212/quarter • Due on the 1st and by the 10th • HOA dues payments should be mailed to: River Bank Woods HOA P.O. Box 64412 Phoenix, Arizona 85082-4412

  12. River Bank Woods Updates cont’d • HOA Consolidation • The RBW HOA BoD sent a letter to the Rivercrest HOA BoD and Lowes Point HOA BoD re: HOA consolidation. We attended a Rivercrest HOA meeting to dialogue. At this time Rivercrest HOA does not believe there is sufficient community support to move forward with an HOA consolidation. • River Bank Wood$ Tree $ave Area$ • Most of the trees around RBW HOA are the responsibility of RBW HOA. • Storms last winter caused considerable tree damage and forced the HOA to go over budget on tree removal. • Brockman Farm Lane • The goal is abandonment of Brockman Farm Lane.  Supervisor Susan Buckley is working on our behalf with representatives from the County Attorney’s Office, Office of Transportation Services, VDOT, Lowes Point HOA, Cascades HOA, Fairfax Water and Potomac Baptist Church • While this process progresses, please continue to report any loitering, littering and/or dumping or any public safety issues you notice in this area as follows: • Littering/Dumping – Report to VDOT. Submit a request to Highway Helpline Report or call (800) 367-ROAD (TTY users, call 711). • Loitering/Public Safety – Report activity to the Loudoun County Sheriff’s Office Non-Emergency number at 703-777-1021. Ask the deputy for a case number and a business card.

River Bank Woods Updates cont’d • River Bank Trail (sidewalk) • COMPLETE! • Thanks to Mike Morgan of River Bank Woods HOA and Supervisor Susan Buckley for driving this to a successful conclusion. • Traffic-Related Petitions • Two active petitions • Ask County to assess for cut-through restrictions • Ask County to assess for traffic calming (speed bumps) • Need 75% of the community to sign petition before forwarding to County

River Bank Woods Updates cont’d • Summer of 2010 Great Falls Chase HOA swimming pool memberships for max 50 River Bank Woods households • We anticipate that our arrangement will continue for summer of 2011 • Summer of 2010 Rivercrest HOA swimming pool memberships (max 10 outside memberships; i.e., not exclusive to RBW) and Rivercrest Riptide swim team • Stay tuned for summer of 2011…

River Bank Woods Updates cont’d • Community Association Forum, hosted by Susan Buckley, Loudoun County Board of Supervisors, Sugarland Run District • Thursday, Nov 4 @ Eastern Loudoun Sheriff's Substation. Dan Desousa (President) represented River Bank Woods HOA • Representatives from VDOT, Metro Rail, Loudoun County Sheriff’s Office and Loudoun County Assessor’s office made presentations. • Take-aways from the meeting: • VDOT identified shortcomings from 2009/2010 snow clearing season and has implemented improvements for this year (e.g. voluntary GPS tracking) • Metro Rail to Tysons 2013; Reston/Loudoun is phase II 2016 • Property assessments can be challenged – Board of Equalization • New Sheriff’s Substation now in operation with video link connection to Leesburg.
