  4. New Management Company! • Cardinal Management Group, Inc. contacted the RBW HOA BoD in the Fall. They exercised their right to terminate the management agreement without cause:  our community does not fit their business model. We are only 78 homes, and Toll Brothers is off bond (from an HOA perspective) with Loudoun County / VDOT. • The RBW HOA BoD conducted an RFP process to select a new management company. We researched management companies, and wrote and distributed an RFP. We received proposals from Loudoun Management Associates (LMA), Koger Management Group, and Service First Management & Consulting (SFMC). • The River Bank Woods HOA Board of Directors is pleased to inform you that we have selected Loudoun Management Associates (LMA) as our new management company. Dave Ciccarelli, President • LMA is Loudoun County-based and specializes in smaller HOAs. • We are working with Cardinal Management Group for a smooth and successful transition to LMA. • NEW! We have moved to a quarterly schedule for HOA dues, and quarterly invoices instead of coupon books. • Quarterly homeowners dues invoice ($60/month x 3 months = $180/quarter) • Thank you for your understanding and patience as we transition from Cardinal Management Group to our new management company, Loudoun Management Associates (LMA).  (LMA)

Activities Committee • THANK YOU for a very FUN and SUCCESSFUL 3rd Annual River Bank Woods Spring/Summer Fling (held June 10th) • Jina Ames and Amy Nolasco for planning and making it all happen • Jenni & Tom Aprahamian for hosting the party at the base of their awesome new deck in the backyard shade of their beautiful home • Owen Nolasco for working the grill and SIRIUS deejaying • Jenni Aprahamian for organizing the games and Amy Nolasco for prizes • Mike Morgan for arranging for a visit from Sterling Volunteer Fire Department (SVFD) “Tanker 618” and heroes, and for arranging for the ice cream truck • Everyone who helped with set-up, name tags and Sharpies, grills, tables, chairs, food, water!, clean-up, etc. • And THANK YOU to everyone for attending!

ARC cont’d The River Bank Woods HOA Covenants / Bylaws / Rules & Regulations require an application and approval process for exterior home improvements, and the approval becomes part of the unit file that Loudoun Management Associates keeps for each home in River Bank Woods. Modifications/enhancements must be on file when you sell your home.  This has been the process even when Toll Brothers was the declarant-controlled Board of Directors.  The following is posted on the www.riverbankwoods.org home page and “Docs & Forms” page, and it has been in most River Bank Woods newsletters. "Catch Up and Plan Ahead" Please "Catch Up and Plan Ahead" for exterior home improvements. Please use the Architectural Standards to complete an Architectural Modification Request Application (AMRA) Anyone wishing to add or make changes to their property such as landscaping, decks, patios, storm doors, etc. must, along with obtaining all necessary permits, submit an AMRA prior to beginning any construction. • Applications are available via download at www.riverbankwoods.org under “Documents” • Please submit completed applications to Teresa Bettac, Secretary, River Bank Woods, at 20667 Forest Overlook Court, or Loudoun Management Associates (LMA) • NOTE:  If you have made such improvements without getting an AMRA approved, please take this opportunity to seek approval.  Please catch up and, going forward, plan ahead.

  12. Contracts / Community Services • Landscaping & Maintenance: J.D. Lawn Service • Snow Removal • Toll Brothers is no longer responsible for snow removal • VDOT will provide snow removal • We are considering contracting with J.D. Lawn Service Inc. for snow removal; setting a 3” minimum before snow removal occurs - or our budget could get wiped out in a harsh winter • Trash & Recycling: AAA Trash & Recycling • Please do not put your trash or recycling bin at the curb until 6 p.m. the evening before pick-up day • Please remember that trash and recycling bins should not be in front of your house except on pick-up day! Please keep them garaged and out-of-site. Help keep our neighborhood looking great! • Insurance: Nationwide • Attorney on retainer: Todd Sinkins of Rees, Broome, & Diaz; to assist the RBW HOA BoD with the following, and as necessary: • Toll Brothers Bond Release • Architectural/Covenants violations • Review of bylaws, rules & regulations, guidelines/standards, forms, documents, processes, policies & procedures

Updates • Toll Brothers Bond Release • Toll Brothers bond release items are complete from an HOA perspective • The RBW HOA BoD will get copies of bond release documents when Toll Brothers is officially off bond w/ Loudoun County / VDOT • Great Falls Chase HOA swimming pool memberships for max 50 River Bank Woods households • We are very happy to report that we will continue our arrangement with Great Falls Chase HOA for the summer of 2007.  As before, there will be swimming pool memberships for $400 per household per season for max 50 (of 78 total) River Bank Woods households; first-come, first-served; NOTE: We will request that GFC HOA give priority to RBWers that took advantage of this opportunity last year.  In the winter or spring, GFC HOA will send a letter and contract to each RBW address. • NOTE: Rivercrest HOA contacted us re: potential outside swimming pool memberships for RBWers, including a new Rivercrest swim team. Stay tuned! • Great Falls Plaza Animal Hospital and Great Falls Plaza Clock Tower (cell tower) • Since River Bank Woods HOA membership will have opposing positions on these subjects, the River Bank Woods HOA Board of Directors could not take a position.  We communicated the Loudoun County Planning Commission Public Hearing and Loudoun County Board of Supervisors Hearing as the opportunities and forum for discussion. • Approved by Loudoun County Board of Supervisors • High-Speed Internet Service • In addition to Comcast High-Speed Internet, we understand that Verizon On-line DSL will soon be available to River Bank Woods.
