Quite simply if things are not going well, if the borrower were to walk away and leave the lenders hanging so that they would be forced to liquidate, there needs to be a cushion to protect the lenders investment in your project. This is either done by you putting funds into an escrow to show that you have the financial backing to add funds if necessary and in the event of a default, you would loose this escrow as a penalty for default.
