Useful Tools • Flashlight • GFCI Tester • Inspection Mirror • Ladder • Tape measure • Probing instrument
Walls, Ceilings & Floors • Note defects in plaster and drywall • Report signs of water penetration • Look for evidence of wood rot near water sources, especially floors • Inspect separation walls between dwelling and attached garage: • Double-faced drywall • Fire rated door
Wavy & Sagging Drywall • Sidelight walls/ceilings looking for waving, bulging and sagging • May indicate: • Water damage • Detachment • Warping or twisting studs
Interior Stairways & Balconies • Inspect for safety conditions • Stair/riser consistency • Headroom & proper lighting • Structural soundness • Handrails and baluster spacing
Counters & Cabinets • Open doors and drawers to check for operation • Look for signs of wood rot under sinks or signs of leakage • Note presence of mold/mildew
Doors & Windows • Check for: • Defective hardware • Water penetration around exterior openings • Open a representative number of windows • Watch for: • Missing hardware • Rotted sills
Fireplaces & Wood Stoves • Identify type of fireplace: • Ie, gas logs, heating insert, masonry fire box, etc. • Perform visual inspection of: • Hearth, mantel, firebox and damper • Not required to ignite or extinguish fire • Not required to inspect interior of flue • Not required to inspect fireplace insert flue connections
Outlets, Heat Supply & Power • Check outlets with tester to assure proper grounding • Test for reverse polarity using tester • GFCIs should be present when outlet is within 6’ of water source • Test GFCIs • Each room should have a heat supply
Water Supply & Drainage • Check all faucets for hot and cold water • Observe water pressure and draining time • Flush toilets • Check shower & tubs • Check smoke alarms on each floor • Check CO detectors
