  1. SIGNS OF LAW BREAKING LANDLORDS How do you know that your landlord is breaking the law? The answer is knowing your (tenant's) rights. If you know your rights then your landlord will never try to cheat you or break any law. There are some landlords who use shady rental agreement, non-refunding security deposit, etc. through which tenants losing their trust on other landlords. While searching Rental Property you check the landlord background which will help you to find a genuine landlord or if you get in touch with corrupted one, then better to get back and continue your hunt. There are some helpful tips which will helpful to find that landlord breaking the law or not. 1. RENTAL PERMISSION When you find your right Rental Property, then you have to fix a meeting with the landlord or homeowner. At that time you can clear your all doubts related to rental property, you can also ask about the rental permission which is given by state law. If they have the permit to get renters or tenant's them, it's good for you, but if they don't have the permit you should go back and start the search again. These permits are given by local, state bodies after inspection of their selected officer’s team. They inspect the rental property if the property fulfil all the terms and conditions, then landlord gets the permits, but if the rental property fails then the landlord will not receive any permit.

DISCRIMINATORY REASONS If landlord ask questions related to your race, religion, sex, sexual orientation or disability, and deny your rental application for discriminatory reasons, is illegal. According to the fair housing act landlord will never reject the tenant’s application on discriminatory reasons. If a landlord will ask any unsuitable questions and after that rejects your rental application, you have right to file a housing discrimination complaint. Landlords have right to do the screen test to get right renter's for homes for rent, but their decision should be based on credit history, income, rental history and criminal history. 3. NON-REFUNDABLE DEPOSIT Always remember that non-refundable deposit is a red, because the deposit is always refundable, till rents fall in some criteria. For example pet deposit is refundable, if there is a damage by pet deposit will not refund and it is used to repair but if there is not damage, then renter's should ask for a deposit from the landlord when they move out or leaving rental property. Some landlords will ask for fee apart from the security deposit like cleaning, or pet fee, etc. in these tenants should visit to local law bodies and search your answer for additional fee. 4. HIGH SECURITY DEPOSITS It is not wrong to charge a security deposit from renter's before they move into rental property. But it is also not right to charge high security deposits. Security deposit is way to get charge of any damage during renter stay to their rental property. Landlords mostly charge one or two months’ rent as security deposit, but if the landlord asks to deposit more than 3 months’ rent as security then it is too expensive. Before handing over the cash to landlord ensure about the security deposit by a small survey on your desired location. 5. UNDERSTAND YOUR LEASE OR RENTAL AGREEMENT It is very important to understand your lease and rental agreement of home rentals. While reading the rental agreement or lease if there is some tricky language used get a clear explanation from the landlord. Know all terms and conditions of the landlord, if you have any issues with their condition, you can talk about that on time, otherwise you will stick in a disaster. Last but not the least, always double check your lease and rental agreement to avoid illegal terms and conditions. 6. WANTS TO SELL RENTAL PROPERTY Landlords or property owners can sell their own property anytime to tenants, but cannot move renter's anytime. Landlords will have to give proper notice or have to wait to end the rental agreement. Unless, landlords will responsible to break the lease or rental agreement, which lead to pay penalties or fine to renter.
