PLUMBING OF A VILLA VALUE ENGINEERING Prepared By Mohammed Abdul Hafeez Us Shan In Relevance to CEM 512 This Project is Prepared for Honorable Dr. SAADI ASSAF
OUTLINE INTRODUCTION VE JOB PLAN Information Phase Functional Phase Creative Phase Judicial Phase Development Phase SUMMARY AND RESULTS
INTRODUCTION • VE study of Plumbing for the Villa • A team comprised of 3 professionals • VE • Design • Mechanical • On final implementation • Overall 63% in savings were realized
INTRODUCTION OBJECTIVES • To provide drainage and water service • Minimum performance as required by IAPMO • To fulfill peak load • To provide human comfort for all climates • To drain sewage waste to street mains • To draw water from exterior network and distribute internally • Use locally available material
INTRODUCTION COST DATA FIXTURES SR 67137.5 PIPING SR 24387.5 GENERAL ITEMS SR 32650 FOR THE ORGINAL DESIGN PIPING (supply water) SR 19756.3 TOTAL SR 124175

DEVELOPMENT PHASE PROPOSAL 1 UPVC and CPVC types of pipes are capable of fulfilling all the requirements and achieve desired objectives. COST DATA PIPING (Supply Water) SR 9362.5 FOR THE PROPOSED DESIGN Savings in Initial Cost SR 15025.05 – 76 %
DEVELOPMENT PHASE PROPOSAL 2 – 2 OVERHEAD TANKS Original Design: 2 Overhead tanks made of concrete with steel structure are to be constructed on the roof of the villa. Proposed Design: 2 Overhead tanks made of PVC can be installed which will give better performance and costs very less. Discussion: Concrete tanks do not restrict heat and it takes more time to construct, whereas PVC tanks are readymade, weather proof and takes very less time to install.
DEVELOPMENT PHASE PROPOSAL 2 – 2 OVERHEAD TANKS ORIGINAL DESIGN COST SR 27500 PROPOSED DESIGN COST SR 16250 SAVING SR 11250 41 %
DEVELOPMENT PHASE LIFE CYCLE COST ANALYSIS FOR THE COMPLETE PROJECT
DEVELOPMENT PHASE • IMPLEMENTATION PLAN • Approval from management • Change the purchase order and select the best supplier • Mechanical engineering services • It takes 3 months • Deadline as per the site handover schedule
SUMMARY • The proposed design will • Supply water • Drain waste • Protect pollution • Provide durability • Prevent heat • Do large saving • Prevent maintenance costs • Save time • Improve appearance
