  2. Introduce the Integrated. Building Management Systems • History of development • Building Management systems developed in the 80’s, and it is apply in residential and commercial sectors, simplified systems applications and technologies that are being introduced in the early 70's to automate production processes and optimize plant performance. • The early control systems were limited to control various aspects of the HVAC system, controllers, sensors, actuators, valves, positioners and regulators. • The electronic control of analog devices became popular in the 1980s. • The American Society of Heating, Refrigerating and Air Conditioning Engineers (ASHRAE) developed the BACnetcommunication protocol that has become the open standard of the industry.

  3. Introduce the Integrated. Building Management Systems • BMS technology and development • A building management system (BMS) is a system that control by computer, usually installed in large buildings, BMS used to controls and monitors the mechanical and electrical equipment of the building, such as ventilation, lighting, fire, power and security systems. • The BMS consists of software and hardware • The essential function is the software allows BMS administrators or maintenance technical to inspect HVAC operations, in order to set the temperature and humidity levels without adjusting physically those related equipment. • BMS typically represent 40% of the energy consumption of a building and it may increase to 70% if lighting is included. • BMS systems are connected to access control and security systems such as closed circuit television (CCTV) and motion detectors

Building energy control and diagnosis • In Hong Kong, the building energy performance are reviewed in two different groups: supervisory and optimal control and local controls. • The main methods of control and optimization for Heating, Ventilation and Air Conditioning field and the application of supervisory and optimal control of building HVAC systems have been developed by Shengwei Wang and Ma ZJ.

  5. Mainstream of intelligent building technology and its application • International Commerce Center • For practical application, the IBMS are based on middleware technology which is called IBmanager to achieve optimization of HVAC. • The IB manager involving the chiller system, cooling system, pump system and a portion of the ventilation system.

  6. Test tool in real-time simulation • There are two examples of monitoring operation. • There are two data recording device, and automatically verify the air temperature • The sensor are not very accuary. The sensor is diagnosed as a failure and must be replaced. and it became normal after to replace the sensor.

  7. Zoning and system description • There are 4 floors (M1- M4) to serve as a mechanical floor, which accommodate chillers, pumps, equipment...etc. • The blinding is divided into five zones for different purpose, the hotel is a located at zone 5, which served with separate chillers, the other four zones served with the chilled which from the floor M1

Zoning and system description • The central chilled system, the six high voltage centrifugal chillers have been provide cooling for the entire building. • The rated capacity of each chiller is 7230kW with the power consumption of 1,270kW at full load condition. Those chillers usually supply temperature at5.5 º C and 10.5 º C.

  9. System operation problems • Chilled water plant always suffered from deficit flow problem and low temperature difference of chilled water disease after first use. • The delta-T system became much lower indicating that the deficit flow and delta-T syndrome low in this system appears to be correlated. • The low delta-T syndrome existing chilled water system was mainly due to the occurrence of the problem of deficit flow.

  10. Conclusion • Deficit flow problem and the low delta-T syndrome have been detected in system • Building Management System (BMS) or third party system provider gives the control system and in particular HVAC control of the chiller, the provider will have difficulty providing adequate control system for a specific application while optimizing the chiller if the provider does not have the necessary knowledge of HVAC. • Supplier will control the chiller control simply by sequencing or spin chillers changes. • The chiller Control plays an important role in the prevention of energy loss by optimizes chiller plant operating efficiency. • A well-tuned chiller plant not only operates more efficiently, but it also tends to perform better.
