IMPORTANT INFORMATION FOR RENTAL HOMES Rental homes come in a variety of construction types and are attractive options for tenants who want the privacy that comes with living in a single family home, townhouse, or multi-family home situation. Rental homes are often in safe communities, built in convenient, well-lit locations, which make them attractive to potential renters. A townhome may be a great option if interested in maintenance-free living. Most often, these rental units are newer construction. Location is often an important factor for young families, and many townhome communities are located in close proximity to parks or golf courses. Popular amenities of homes or townhomes for rent in planned urban developments (PUD) include: recreational facilities such as pools, fitness centers or tennis courts; shared amenities that often include clubhouses and city utilities; exterior upkeep and landscaping maintained by the HOA; low maintenance with a sense of community. Most rental homes are offered with a 12-month lease and damage deposit; shorter leases are less common. Pets are usually allowed with size and breed restrictions, along with pet deposits. A townhouse is more energy efficient with its shared walls. There are fewer neighbors and/or strangers in a rental home community. However, many homeowners within HOAs can become very protective of their neighborhoods and may report suspicious or unpleasant behaviors to HOA officials. Most renters and homeowners have experience with knowing how unpleasant neighbors can impact the peace and enjoyment of daily life. In a rental home, they can eliminate or reduce the number of tenants the person have to deal with, but still have to be a gracious neighbor. They may share a wall with one or two tenants (only one wall in an end unit townhome) but it’s better than sharing an apartment building with multiple tenants. FOR REFERENCE
