  2. Abode Services = Housing First • Started as a “shelter provider” • Adopted Housing First in 2005 • 25+ Housing Programs- 980 HH/ night • Employees 15 Housing Specialists & 4 Housing Managers • Administer $10 Million a year in housing subsidies.

  3. In 2013 Abode Served • 4,280 Individuals • 5 Rapid Re-Housing Programs for Singles • Veterans • Family Reunification • Collaboration with Probation Department • Cities

  4. Rapid Rehousing - 2 clients • Landlord relationships … a balancing act!

Staffing Structure? • RELATIONSHIPS are KEY • Housing Specialists vs. Case Mangers? • Clear Roles a MUST • Prefer roles to be separate • There are some amazing case managers who can also cultivate landlords • Hard to hold the balance with “2” clients • Housing Specialists (or case managers in that role) need to be “salespeople” and understand the business of housing

Selling Points for Landlords • Guaranteed Rent Payments- the rent check from us for the next XXX months • Free Advertising- we can fill your vacant units • Case Management and Housing Support- We will be there for you and the tenant • Free Inspections- trained staff will help you maintain your property • Security Deposits to mitigate risks

  7. Reality Based Housing Be Creative • Individual leases still the most utilized, but location is negotiated • Living with friends and family, but in a formal lease • Roommates- both program participants and others • Renting rooms • Relocation out of the area

  8. Questions from Landlords- Be Prepared • How much rent can I charge? • Can I charge security deposit? • What are supportive services? Why is this person in your program? • How much paperwork do I have to do? • What happens if the tenant doesn’t pay rent? • Inspections? What am I going to have to do?

  9. Other Potential Barriers… Get Ahead of them… • “I don’t deal with Section 8” • I had a bad tenant... from a program • No third party checks? • Corporate says no! • Require 3 times the income: rent ratio
