Plainridge Racecourse History • 16 local investors built a 5/8 mile harness track in Plainville in 1998 • Plainridge opened for simulcast and live racing in March 1999 • Expanded gaming legislation passed Nov 22, 2011 • Allows for three casino and 1 slot – only venue (Category 2) license • Plainridge filed its application fee on Aug 9, 2012 for Category 2 gaming license • 1,250 slot machines
Project Description • Expanded Gaming Venue • 106,000 sqft gaming venue with 1,250 slot machines • Casual dining restaurant • sports bar /lounge • food court • gaming floor bar • harness concourse bar • multi-purpose/ banquet room • Fully renovated existing 50,000 sqft building • 1,080 space parking structure with administrative offices • Live horse racing and simulcast wagering • 5/8 mile harness horse racing facility • Supports 72 farms throughout the Commonwealth • Four in Plainville • Site location and access • Minimal traffic impact – 84% will come off Rt. 495 • Ideally positioned to recapture out-of-state gaming revenues
Application & Licensing Timetable • Jan 15 – Phase I application deadline • May 22 – Plainville consultants report issued • End June – Sign host community agreement • Sept 10 - Plainville referendum • Oct 4 - Phase II application due • Dec 16 - Category II licensing decision • Summer 2015 – PlainridgePark opens
Traffic - Analysis • Gaming venue is estimated to generate 6,534 trips per day • 1,634 existing, 4,900 incremental • Reviewed 15 intersections for potential impact • 84% of trips will come from Rt. 495 • LOS on Rt. 152 jug handle is poor • Minimal impact on other intersections

Traffic - Mitigation • Improve signage on Rt. 1 • To improve traffic flow on Rt. 152 and jug handle • Remove current and expected Plainridge traffic from jug handle • Propose traffic light on Rt. 495 southbound off- ramp • Reshape off-ramp to allow traffic queuing • Propose traffic light in front of Plainridge entrance • Allow left and right turns • $4 million roadway improvements
Summary • We are proposing to build a $125 MM expanded gaming venue with 1,250 slot machines • Expect to generate 6,534 trips per day • Of which 84% will come from Rt. 495 • Roadway improvements will include traffic light at Rt. 495 S off ramp and at our entrance • With a gaming license, we will will hire an additional 400 full time employees and create 300 construction jobs
