REQUEST: Warehouse/Distribution Facilities >50,000sq. ft. classified as SE in IND-1 Special Exception – A land use that is not similar in nature to the uses permitted in the district for which application is made (or in any district) but which is desired in the community, with appropriate controls, where a suitable location is available.

  8. EVALUATION OF SPECIAL EXCEPTION ULDC CHAPTER 2, PART II, SECTION 2.05 AND SECTION 2.07.3 • In conflict with public interest? No, appropriately located within industrial park. B. Consistent with Comp. Plan and ULDC provision? Yes; otherwise, no specific provisions. C. Financial liability for City? No, expansion within designated, partially occupied industrial area

Capable of complying with other government agencies? Yes, appears capable. F. Meets specific LDC requirements for use? Code enumerates no standards for proposed use. Performance standards for industrial development not triggered (noise, vibration, emissions, etc.).

  12. RECOMMENDATION PLDRB approve Application No. 1645 to allow a Special Exception in excess of 50,000 square feet for Lots 3, 4, 5 and 6 within the Pine Lakes Industrial Park Subdivision.
