  7. Site investigation determined that land instability was primary driver of headscarp retreat not coastal erosion – residents therefore covered by insurance for loss of property ( rebuild value). Cayton Bay Cliff Stability Assessment Ground Investigation and Appraisal of Engineering Stabilisation Options, April 2009, put 15 properties at ‘probable’ risk within 0-1 years
