C1-6 • 1 & 25 Huron Street Existing Zoning Classification • Holding Thirteen - Downtown Core Commercial (H13) C1 & Deferred Commercial (DC). • The “H13” zone signifies that no sensitive land uses may occupy that portion of the site without a record of site condition. • That portion of the site in the “H13” has been environmentally reviewed and cleared for non-sensitive land uses. • Site Plan Control Agreement application will also be submitted including a Geotechnical Report, Heritage Impact Assessment, Stormwater Management Report & Traffic Impact Study. 1 & 25 Huron Street Proposed Zoning By-law Amendment • Purpose and Effect • To rezone the lands to permit the re-development of the land for two (2) commercial buildings. • Rezone that portion of the land in the “H13” C1 zone to a “H13” C1-Exception zone, and, • Rezone that portion of the land in the DC zone to a C1-Exception zone. • The Exception zone will modify technical provisions of the Zoning By-law. • This may include, but not be limited to, the following: • Increase the max. exterior side yard setback (i.e. Side Launch Way), • Reduce the width of the landscape space abutting a street, • Reduce the requirement for delivery spaces from two (2) to one (1), and, • Not to require building setbacks to the boundary of a H13 zone or the internal legal lot line.
1 & 25 Huron Street- Comments Received - • Marcus Firman, C.P.U. – November 11th, 2013 email • There is an existing 150mm service to this property, further comments will be provided through the site plan process. • Tim Salkeld, N.V.C.A. – November 22nd, 2013 letter • No objection, will be subject to further permit approval from the NVCA. • Jim Gosnell – November 28th, 2013 letter • Premature for Council to consider an application for rezoning of the subject property at this time. Any decision on rezoning should be made in the context of a broader picture of the harbour area and should be guided by and be consistent with the Harbour Plan. • Vince Saccucci, Nutak Holdings Ltd. – November 29th, 2013 letter • Want to be kept advised of any and all information in the review and approval process.
