  1. The Green Value Equation A Procurement View of Green Services Presented by UNICCO Service Company Forum ’06 November 13, 2006

  2. Presented by: Gary Brice,Operations Manager, UNICCO Service Company, Richmond, VA Tony Aniello, Director of Purchasing, UNICCO Service Company, Boston, MA Chuck Restivo, Senior Director of Operations, UNICCO Service Company, Arlington, VA

  3. Why Green Services? The institutional cleaning industry contributes $150 billion annually to the economy and uses 5 billion pounds of chemicals, many of which are known hazards to human health and the environment. Based on worker's compensation data from Washington State, six out of 100 custodians are injured on the job by cleaning chemicals every year at a cost of $725 in medical expenses and lost time per reported injury. Improving indoor air quality through better ventilation, better cleaning, and the use of safer cleaning products, could improve worker productivity by between 0.5 percent and 5 percent, an annual productivity gain of $30 billion to $150 billion.

  4. Why Green Buildings? Green buildings use resources - energy, water, materials, and land more efficiently and effectively and they provide healthier environments for working, learning and living. By building green, developers can save money, reduce construction costs and create sustainable buildings. Owners save money by reducing operation and maintenance costs and lowering utility bills.

  6. Steps to a “Greener” Building What we are talking about today!

  7. What are the steps to a Green Building? • Product • Chemicals – Certification Criteria – Prohibited compounds • Mixing/Dilution Centers – Reduce packaging, safe and economical, • ready-to use • Equipment – Noise, durability, particulate filtration • Paper Products – Recycle content • Processes • Recycling • Occupant Interaction – Announcements, newsletters, bulletin board • Reengineered work practices All cleaning procedures should be modified with the health and safety of building occupants in mind. The goal will be both to protect health, and focus on appearances.

  8. Product Strategy: UNICCO’s commitment… • …extends to the chemicals, paper products and equipment it uses. • Our strong preference is to use Green Seal Certified products from • national providers. • Green Seal does not offer certification in all categories, and in those • instances, environmentally preferred alternatives comply with EPA • and California codes for VOC content and have been recommended. • Green Seal Certified products are strongly recommended because: • 1. They have undergone the rigorous process of certification • 2. Many customers identify the Green Seal logo as being “proof” • that a product is “green”

  9. We offer the following concept that has worked well for us: • Preferred • Usually Green Seal certified • Tested in the field, and found to be effective • Sometimes more than one product per category

  10. Our product strategy falls into additional categories as follows: • Optional • Meets the applicable standards • Tested in the field, and found to be a viable alternative to the preferred products

  11. Allowed: by • exception! • A product that meets applicable EPA, Green Seal, California Code for VOC content standards but either: • Have not been certified, and/or • 2) Have not been fully evaluated in the field

  12. Why Utilize Current National Suppliers? Recognized Industry Leaders Performance history Technical expertise/assistance Leverage spend Attempt to get to cost neutral

  13. Products initially agreed upon by Green Team during week long kickoff in 2004 Green Team Update meeting in 2005 5 National suppliers participate in UNICCO Green Team meeting in 2006 Green Services Time Line • 70+ Chemical Products • 12 Paper Products • 60+ Equipment Choices

  27. Recycling Programs Recycling is a very important pollution prevention activity to reduce our burdens on the environment as a result of both solid waste disposal and the extraction of the natural raw materials. The recycling effort is guided by regulations and mandated including EPA’s Comprehensive Procurement Guidelines.

  28. GS37 Paper Standards Recovered paper material: paper waste generated after the completion of a paper making process, such as post-consumer materials, envelope cuttings, bindery trimmings, printing waste, cuttings and other converting waste, butt rolls and mill wrappers, obsolete inventories, and rejected unused stock. Post-consumer material: those finished products, packages or materials generated by an organization or consumer that have served their intended end uses, and that have been recovered from or otherwise diverted from the waste stream for the purpose of recycling

  29. Environmentally preferable paper products Recovered Materials 100%  Post Consumer Content 20% -BATHROOM TISSUE Recovered Materials 100%  Post Consumer Content 40% -TOILET SEAT COVERS -PAPER TOWELS / GENERAL PURPOSE WIPES

  30. Complete Recycling Procedures • Insure that all recyclable materials in your buildings are recycled including: • all types of paper • cardboard • bottles & cans • light bulbs • computer equipment
