A little More about Me Although I was born in Cape Breton, Nova Scotia, I have made Calgary my home for the past 30 (yep I am that old) years. I am married, (22 years) and have two grown daughters,(21 and 19). We also have 2 cats and a dog and live in a wonderful community where I feel blessed to have great neighbors and friends. That is important when family is on the other side of the country. I believe that donating your time is the greatest gift you can give. I worked for 5 years in a Non Profit Aboriginal Agency and experienced working with the disadvantaged on a daily basis. I believe that everyone should give back. I have been a member of my community board for the pass 13 years and have held many positions. I have also held numerous volunteer positions within the school, Girls Hockey Calgary, the Calgary Food Bank etc I love watching hockey, especially the Flames and love being by the water. Steps to Prepare for Home Ownership • Decide how much home you can afford. • Develop a wish list of what you’d like your home to have and prioritize the features on your list. • Select three or four or 10 neighborhoods you’d like to live in considering your personal needs. • Get a preapproval for you mortgage through a mortgage broker or your bank • Determine if you have enough money saved to cover closing costs and down payment. Closing costs include taxes, legal fees, etc.

Understanding Agency Agency is a relationship established when two parties agree to have one party act on behalf of the other. The Canadian Real Estate Association required us to have written acknowledgement . Agency owes the client duties which include: Loyalty, Confidentiality, Full disclosure, Obedience, Reasonable care and skill, and full accounting. The client owes the Agent, compensation and complete disclosure 3 Types of agency: Sole, Transaction and Customer Status.
The Buying Process Initial Meeting and Consultation Now that you have chosen a specialized buyer representative, the first meeting is important in building a trusting relationship with you representative. During this consultation, we will discuss market trends, buyer representation and all elements that you desire in a home. Now, through good communication, honesty and confidence, we can work together to find the perfect home. Pre-Approval An important aspect when starting the process of buying a home is to meet with a lender and get pre-approval. Your buyer representative can put you in contact with a lender, if you desire, who can give you information about your approval and also explain some of the financing options available to you. The Search Once we have determined the type of home you are looking for and the community you would like, it is time to start the search. Your buyer representative will find suitable homes through the MLS System and begin to show you homes that fit your criteria. We will then view several of these homes together. You, as an educated, informed buyer will eventually find your new home.
More Buying Process The Offer This is a Big Step!! When you find your dream home, you should present a competitive offer immediately. Your buyer representative has extensive experience in contract negotiations. She will ensure that you get the home you want for a fair price. Once an offer is made the seller can do three things: accept, reject or counter the offer. The Accepted Offer When the seller accepts your offer, you will have what is called a pending offer. You want to make sure that every detail is handled accurately and immediately. We will ensure that your home closes properly and on time. Inspections and Final Detail Final details are handled and inspections are performed to ensure the sale is finalized. Home inspections, financing and if buying a condo, Condo documents are to be reviewed
Buyer Notification System • Once I have your criteria, I search the Multiple Listing Service daily to find properties that match your criteria. • Once a match is found, I send the data sheets for that property to you, by email. • This allows you to look at properties on your time and to review all of the details of each property. • I am available by phone at 969-8078 or via my email millersd@shaw.ca or website www.debbiemiller.ca • So you can easily send me an email if have any questions or would like to make an appointment to see a specific property with me.
Communication !!! • Now that we have determined an approximate price range and arranged possible financing, we can start looking for homes that fit your needs, wants and desires. Remember, communication is vital during the home search period. The more I know about what your dream home entails, the faster I can find a perfect match. • If you drive by a home for sale and are interested in information regarding the property, TELL ME! • If while viewing a home, you see a feature that you really like, TELL ME! • If there is a feature that you truly dislike about a house, TELL ME! • If there are any questions regarding anything while viewing homes, ASK ME! • Remember, as your Buyer Representative I strive to be an extension of YOU. I am working for YOUR best interests. Not only is the home search period an education for you as to the market and the homes available, but it’s also an education to me as to what your needs are.
