Notice to Proceed • Owner’s written notice to contractor to start work F 10-1 • Preconstruction conference – owner, PM, superintendent, engineer • Intro people, discuss project issues, and management procedures • Verify owner financing, needed permits, QC, safety plans • Schedule of submittals, schedule of values

  3. Notice to Proceed • Buy out – award of subcontracts, ordering of needed material & equip • cannot do until notice to proceed

  4. Job Site Planning • Essential for productivity • affects cost of material handling, labor, use of major equip • Job site plan should locate temporary facilities, material storage, handling equip, material movement, parking, access,

Job Site Plan • Show existing conditions – adjacent bldgs, utility lines, streets, buffer zones, trees to leave, wetlands, no travel zones • Indicate planned location of all temp structures – fences, gates, trailers, temp utilities, sanitary facilities, erosion control, drainage • Indicate areas for materials handling and storage, equip storage, worker and visitor parking, material handling equip

Job Site Plan • Eliminate bottlenecks to equipment movement • Locate material storage near material usage • Staging areas near handling equip • Project office near entrance – visitor and material control • Provide turnaround for delivery vehicles – and notify suppliers of limits – large turnarounds • Minimize traffic impacts on adjacent streets • F 10-2 • Separate gate for union and non-union shops • Minimizes work stoppages (union only picket union gate)

  7. Mobilization • As soon as notice to proceed is received • Need to get field office on site before work can begin • Field office and utilities, fence and gates, erosion control, project sign • Start up check list F 10-4 • Project files, control systems and logs organized

  8. Mobilization • Start up log – manages activities that need to start with project • Certificates of insurance from subs

Initial submittals • Shop drawings, product data sheets, samples submitted to A/E for review • Shop drawings – show construction details not shown on contract drawings • Required for reinforcing, precast concrete, structural steel, ductwork, electrical equip, fire protection, millwork, manufactured roofs • Product data sheets – manufacturer’s product info – model, type, performance characteristics, physical characteristics

  10. Project Buyout • Award subcontracts and compare actual to budgeted costs • F 10-7 • PM meets with qualified subs one at a time • Review drawings and specs – correct scope in proposal • Review exclusions • Discuss questions submitted with proposal • Discuss size of proposed workforce and schedule • PM decides on sub

  11. Short interval schedules • Develop 2 – 4 week schedule for project start and keep updating weekly
