Objectives • To assist students in establishing a timeline and budget for Westchester County housing • To provide general information regarding Westchester County towns and real estate terms • To discuss fees, reference checks, cutting costs • To provide students with searchable resources including: OSH resources, websites, real estate agencies and landlords

  3. Establishing a Timeline • Generally, students should start apartment searching about 3 months prior to their intended move date. • Research beforehand will also assist in the process so you don’t waste needless time searching areas you aren’t interested in and/or money by paying extra fees.

  4. Creating a Budget • Think about all costs (not just rent) • Heat, hot water, electricity • Cable, telephone, cell phone, internet • Transportation costs • Meals • Parking

  7. Real Estate Terminology • Most important: *A/C: air conditioned *F/P: fire place *HT/HW: heat & hot water *Walk-up: A building of 2-6 stories without an elevator *W/D: Washer & dryer *WIC: Walk in closet

Avoiding Hidden Fees & Asking the Right Questions • Avoid Broker’s if possible: they charge anywhere from 10-15% of your yearly rent as a fee (upfront)! • Do they charge you to run your credit check? • Do they require 1st month, last month and a security deposit? • What utilities are included exactly and what are the typical costs for those not included?

  9. Avoiding Hidden Fees & Asking the Right Questions (continued) • Can you sublet the apt. to others if necessary? • Is there a landlord on call for maintenance issues? • Do they allow pets or not? • What is the lease term (6 months, 1 year, 2 years, etc.)?

  10. Safety & Transportation • Always visit apartments with another person. • If an area or building doesn’t feel safe to you it probably isn’t! • How long will your commute be? Get to know the driving route or bus system. • Ask friends the about the best routes.

  11. References & Credit Checks • The Office of Student Housing can provide a reference for residential students. • Previous landlords • Credit check (650 or higher) • Guarantor (parents): having a copy of their income tax returns, possible signature to assure rent will paid etc.

  12. Cutting Costs • Sharing an apartment with a friend or converting the apt. (with approval) • Not getting cable, land line phone or internet at home • Cutting electric costs/saving electricity & heat • Not having a vehicle • Packing your lunch, dinner etc.

Typical Prices in Westchester • Bedroom w/private bath and shared common spaces: $500-$1300 per month • Studio Apartment: $700-$1200 per month • 1 Bedroom Apartment: $1100-$1500 • 2 Bedroom Apartment: $1400-$2500 • 3 Bedroom Apartment: $1600-$5000 • Note: Prices vary greatly depending upon location, building type, amenities offered and utilities included.
