2. The basic characteristics and the description of the ground areas • “Utcina zavod’” is the great project in North-West region. The generalarea is 410 hectares. The project will contain retail areas, offices, warehouses and production areas. • The category of the grounds – the industrial area that allows to make a wide spectrum of building, such as the logistical centers, warehouses, retail areas and so on. • Territorially site is located on the grounds of district Vsevolozhsky, the part of Leningrad region and near to industrial - residential area of St.Petersburg - "Utkina zavod'", along east side of SPb Ring Road (KAD), near to border of St.Petersburg. • Sites are limited to a corridor of a electric power line of - 110 - 330 kw. • The territory of sites is divided by the river "Utka" (Duck) with cofluents, along the western border of a site passes a corridor of engineering communications (the Neva water-sluice, gas pipelines and heating systems) and Spb Ring Road. From the north, the east and the south, sites are gather round by the grounds of agricultural purpose. • Relief of the territory is quiet with the basic planning marks in a range (9,50 - 7,50 м) with weak downturn from East to West. Additional characteristics of area and the project on the whole • The project is located out of the city borders, along East half of SPb Ring Road(outer side) near village Novosaratovka • The Vsevolozhsky Municipal District is the most actively developing in Leningrad region because of investment of foreign companies. We can say the Vsevolozhskiy District is a leader in land market • The land plot has all engineering facilities and it’s position is very favorable. Favorable location makes it easy to provide water supply and water disposal. Heating and hot-water supply can be delivered from the power plant №5 or from its own local heat supply sources.
