Overview • This program was specifically designed for the changing needs of the relocation industry. • It is a viable alternative to traditional radon testing. • It is easy to understand and administer.
Features • Our program removes the transferee from the loop while protecting both you and your corporate clients from legal ramifications related to the radon issue. • The program provides objective testing with all test results generated by an independent lab. • This program eliminates mitigation costs typically borne by the transferee. • We can accommodate clients who may delay the inspection process or want to use this program as a stand alone service.
Benefits • The Radon Service Policy can be ordered in conjunction with any other inspection by simply checking off the appropriate box on the GlobeSpec order form. • GlobeSpec provides a single source for all your inspection needs.
The Program • GlobeSpec receives a request to provide a Radon Service Policy. • A Radon Service Policy packet is generated.
The Radon Service Policy Packet • This packet of information is sent to you and it is broken into two parts. • The first part is intended for you, the client, and includes our invoice, an activation form and letter. • The second part of the packet is intended for the new owner and includes a letter, contract and certificate from GlobeSpec.
The Property is Sold • The activation form is filled in with the appropriate information and faxed back to GlobeSpec. • The buyer’s packet is sent to your agent, so this paperwork can be completed at closing. • The buyers are then responsible for returning the completed paperwork to GlobeSpec.
Testing the Property • Once GlobeSpec receives the signed policy from the new owners, two Alpha-Track testing devices will be mailed back to them. They will be asked to call our toll free number for instructions on how to deploy the devices. • The testing will last from 90 to 120 days. • At the conclusion of the testing period, a pre-addressed mailer is sent to the homeowner to facilitate the sending of the Alpha Tracks to an independent lab for analysis.
Test Results • Within NEHA/EPA Standards • The radon level on the home is based on the average readings of the two Alpha Tracks. • If the radon level is below the the NEHA/EPA action level of 4.0 pCi/L, GlobeSpec will have completed its obligation under the agreement. The homeowner is mailed the original report from the lab.
Test Results • Above NEHA/EPA Standards • If the radon level is at or above 4.0 pCi/L the homeowner will be notified in writing along with being sent the original report from the lab. Mitigation will be necessary and GlobeSpec will hire a NEHA/EPA listed contractor of our choice to complete the work.
Mitigation Contractors • Contractors will comply with all applicable standards and requirements and guarantee their workmanship. • All costs are the responsibility of GlobeSpec. • A follow up test will be performed to verify the radon level is acceptable.
Insurance • GlobeSpec provides a comprehensive insurance policy for this program. Clients who participate in our Radon Service Program can be named as additional insured under these policies. • These policies are separate from the E & O insurance that is applicable to the home inspection services that we provide to your company. • Copies of these policies and further information can be provided upon your request.
Reporting • Client status reports and tracking is an important element of the services that we extend to our clients. • We have the ability to generate both standard and/or custom reports based on your requirements. • These client activity reports can be submitted to you on a monthly or quarterly basis.
Cost of the Program • Cost is dependent on the number of properties in the program. • Please call our National Service Center for further information.
Frequently asked questions • Why should our clients consider using the Radon Service Policy? • The cost of this program may be equal to or less than what you are currently paying for traditional radon testing. • The transferring employee is not involved in the process and the typical questions and concerns are no longer an issue. An enhancement in that if high radon levels are found, the transferee will not be responsible for mitigation costs. • What if the buyer wants to run their own test prior to closing? • A buyer may choose to pay for their own test prior to closing but they must use an NEHA/EPA certified testing company. If the results are at or above the NEHA/EPA action level of 4.0 pCi/L, GlobeSpec will mitigate the home after closing. If this situation arises, please call our National Service Center and we will walk you through the process.
