Top Concerns **Based on the 3 sessions held by the board after the vote in March 2009** • Safety • Transportation • Cost • Location
Churches for Sale • Calgary Korean Church • Sandstone Valley Ecumenical Centre • Our criteria when looking at these churches was the top 4 concerns as previously outlined.
2) Korean Building (805 77th Ave SW) • Safety: • Transportation: • - Not bad transportation. Only bus available is the number 3 bus that stops a half a block away. No C-Train available. • Cost: • Unknown. We never received a cost from them as there was no real commitment. Up until 2 weeks ago, they advised us that they weren’t for sale. • Location:Location is within the city, however, it is closer to 25% of the congregation. For 65% of the congregation this is about a 40 min. as it is in the far SW (close to heritage)
4)Sandstone Valley Ecumenical (1100 Berkshire Blvd NW) • Safety: • Transportation: • Excellent Transportation. Bus terminal right in front with many routes. • Cost: • Appraised at 7.0 Million (2007) for the entire building. This included the Gym, Kitchen, Many Sunday school rooms, 2 sanctuaries, etc. • Location: • Excellent location. Close to 65% of congregation and still easily accessible by remaining congregation.
Land For Sale • These were the options that were available AND viable to build on • Tuscany • Serbian Orthodox Land • Other Miscellaneous Land
1) Tuscany Land • Safety: • Transportation: Poor Transportation availability. No Current bus system or train system to land. Future bus line will be limited service (peak hours only) • Cost: $1 Million per acre. This is double what we currently paid for our parcel of land. Cannot maintain sustainable development as funds won’t suffice building church. • Location: Located just within the city limits on the west side of Calgary. Easy access for 65% (NW) of the population through the ring road. SW will have to come through the city since there are no current plans for the development of the SW portion of the Ring Road.
2) Serbian Orthodox Land (85th Street) • Safety: • Transportation: Poor Transportation availability. No Current bus system or train system to land. Future bus line will be limited service (peak hours only) • Cost: $600K per acre. This cost does not include servicing which must still be brought into the land. Awkward shaped land makes it difficult to comfortably building without wasting space. Does not meet sustainable development. • Location: Located just within the city limits on the west side of Calgary. Easy access for 25% (SW) of the population. Road.

What we’ve done • Bigger Parcel – Negotiated the price for less that what we paid for the original parcel (originally asked for 1.2 Million got it for 1 million) • Secured Woods Parker • Credentials • City File – Prepared the city file and are about to begin the next claim with the city. • The move – Secured the move and a fully functional and well known location • Secured financing – Additional money SUSTAINABLE DEVELOPMENT
The Achievements • City File – Started with a Ceiling of $3.8 Million and took it to a floor of $5.5 Million. We now have millions more than where we started. • Substantial Cost Savings that include: • Mortgage on Land – Lowered Payments • Aggressive negotiations: • With Sandstone – our cost is less than our current cost to maintain our current church which equals cost savings. • With the Land – We saved $200,000 with the purchase of the larger parcel (plus the developer took back our land at what we originally paid for!!!) • Binders with appraisals rose the costs and money renumerated by the city
What’s it Going to Cost? • Phase 1 & 2 • Ground breaking Spring 2010 • COMPLETE September 2011 • Cost: 6.7 mill • What’s included? • Phase 3 – Conceptually 35,000 Sqf • Gym/Additional Rooms/etc. • Cost: 4.6 mill • Will be undertaken when Sustainable

1) Positive Living (103 17th Ave SE) • Safety: • Transportation: • Very Accessible By all means of transportation including Bus, Train, etc. • Cost: • Very reasonable cost. Exact cost was never established but was estimated between 3 and 4 million dollars. Needed extra money for fixing up and dressing up, but well within our means. • Location:- Very centrally located and easily accessible from all areas of the city.
3) Jewish Building (17th Street and 17th Ave SW) • Safety: • Transportation: • Excellent transportation as there are several bus routes on that go by as well as on a major street. • Cost: • Unknown. The location was deemed unfit after it was viewed by the board because it did not fit our needs for sustainable development • Location: • Excellent location. Central. Very close to our current location.
4)St. Michaels Catholic Church (4718 Worcester Drive SW) • Safety: • Transportation: • Excellent Transportation. Bus terminal right in front with many routes. • Cost: • As of August 06, 2009, St. Michaels brought down the price of their church from 8.7 million to 8 million. Not enough value for that price. We also didn’t have the money for it. • Location: • Excellent location. Central and not far from our current location. Located on main artery and easily accessible from everywhere in the city.
