Our College • Located in Newton, MA ~12 miles west of Boston • 1600 students • 575,000 sf - 55 buildings – 24 medium sized buildings & 31 Victorian homes • 40 acres • Nestled in the middle of a historic district and residential neighborhood • Well known for our Fashion Design programs • Lasell Village, a senior housing community & sister institution, with an emphasis on active, intellectually enriched living
The House • Named for Caroline Carpenter, who worked at Lasell College for 30 years as a teacher and preceptress. • Built in 1890 • 6178 square feet • 1.3 acre lot • Located in the Auburndale Historic District • Restored Summer 2013 • Total project cost ~$490,000

Before • All interior spaces were worn, tired, and in need of repair • Historic features were damaged or covered over
Before • Antiquated, inefficient heating system ran open all winter long- temperature in rooms was controlled by opening and closing windows • Inefficient electrical & plumbing fixtures
Asbestos Abatement • Vinyl asbestos tile was removed at the beginning of the project
Water Service • New • Old- the old, undersized water service was replaced
C&D Recycling • All construction debris was either separated and recycled on site, or was sent to E. L. Harvey’s construction & demolition debris recycling facility in Westborough, MA for sorting - an average of 85% of C&D debris is recycled at the facility

Boilers & Hot Water • New technology: • Lochinvar Knight gas fired boilers- 151,000 BTU’s each, 96% efficient operation, modulate from 20% capacity to 100% capacity to maintain temperature to keep fuel costs low and efficiency high • Indirect hot water provided by the boilers- 67 gallon storage tank • Grundfos Magna 40 pumps- modulate water flow throughout the building depending on heating load to reduce the electrical load during the heating operation & help maintain a comfortable building with minimal temperature swings
Boilers & Hot Water • New technology (continued): • Johnson Facility Explorer controls system- monitors 20 heating zones & is capable of remote access monitoring, scheduling, trend data, & alarm outputs • The supervisory controller (FX60) speaks to all building automation languages & enables Lasell College's facility staff to monitor & access other building automation systems on the HVAC network • Control valves modulate to maintain water flow to each individual zone and maintain precise temperature control to prevent drastic temperature swings.

Lighting Controls- Lutron Stairwell Family Digital Luminaires Stairwell fixtures are energy saving retrofit solutions that automatically adjusts light output based on occupancy • Can save over 80% of lighting energy usage based on high and low end dimming strategy • Uses Lutron’s wireless Radio Powr Savr occupancy sensor to assign multiple fixtures to adjust and customize light levels by floor • Wireless retrofit solution that does not required additional wiring
LED Lutron Stairwell Fixture Description • Stairwell LED fixtures are ENERGY STAR Qualified utilizing LED’s as the light source with lower power usage and less maintenance (lamps) . Benefits • 2’ or 4’, 4000K LED with dimming to 1% • 17.5 watts • Can save over 80% of energy usage Typical Applications Stairwells, corridors, hallways
