Why Tax Deeds? • Process defined by Florida Statute 197 • To collect unpaid property taxes by selling property • Tax certificates sold by the Tax Collector each year to collect taxes • Tax Certificate holders can apply for Tax Deed after holding certificate for two years
Why Tax Deeds Cont. • Applicant must pay off all other certificate holders • Applicant is refunded after sale or redemption • If no bids at sale – property is Struck to Applicant • List of Lands Available properties
Tax Deed Function Overview • Receive applications from Tax Collector • Collect Applicant deposit to set sale • Notify all parties and advertise sale • Conduct online auction • Finalize each sale and issue Tax Deed • Distribute surplus funds, if any
Other Functions • Process Specialized documents • Record Plats & Maps • Record Condominium Declarations • Transfer Liens to Security
Orange County Online • Online Tax Deed auctions since 2016 • Increased efficiency and buyer base • Bidders must register with Realauction to bid • Must have bidding deposit in place • Deposits only via wire transfer
Tax Deed Sale Process • Usually held on Thursdays at 10 a.m. • Bid on properties prior to auction but can also bid during auction • Winning bidder’s deposit taken immediately • Bidder must finalize payment within 24 hours or lose deposit. Property will be sold again • Tax Deed issued to winning bidder after full payment
