  3. The Opportunity The economic recession of the recent years has created a real estate acquisition opportunity for investors in the United States of America. According to the CEO of Wikimedia Jimmy Wales “The financial crisis of 2007 to the present was triggered by a liquidity shortfall in the United States banking system. …In many areas, the housing market has also suffered, resulting in numerous evictions, foreclosures and prolonged vacancies.” With the high foreclosure rates, lenders do not have the will or the resources to keep properties as bank REO (real estate owned). The lenders are being forced to sell them at significant loses. Investors with access to cash are scooping up real estate at up to 50% below there recent market value.

Current Climate The “U.S. Federal Reserve Open Market Committee Release” of June 2009 stated: “Economic projections from the Federal Reserve and Reserve Bank Presidents include a return to typical growth levels (GDP) of 2-3% in 2010; an unemployment plateau in 2009 and 2010 around 10% with moderation in 2011; and inflation that remains at typical levels around 1-2%.” The increase in the value of stocks, is a first indication of the up swing of the US economy . A stronger economy would inevitably lead to an increased demand for residential and commercial properties. Higher occupancy rates would mean increased returns on real estate investments and resale values. This is a great time for the investor to purchase real estate assets at prices below their true market values.
