Introduction • General Contractor since 1980. Retired • Broker in Florida since 2001. Heavily invested and built in Lehigh Acres, FL. • Invested heavily in Nashville area in 2005-08. Returned last month. • Founded Broadway Investment Group LLC & Ground Hogs Inc. to find, buy, hold, sell, develop, build, and finance real estate locally and nationally. A big guy, that moves 10x's faster than everyone else.
Present market • The Nashville Real Estate Market is Off the Charts • Sales for May 2013 were up 22% since May 2012 and were up 9% over April 2013. The monthly increases in sales volume over the last two months have been nothing short of amazing. • The current inventory is 14% less than it was in May of 2012. Nashville currently has 5.5 month supply of homes based on the current sales rate.. Present actions • Steve Chassion, top REMax agent in the state of TN (2005 & 6) and I are buying 3-5 homes three days a week from 4 - 5 auction houses with our team. • Our problem, due to short funds, is we have a call in 24 hours, so we sell to rehabbers and investors asking only for a small $5000 (min.) bump. • Some we have to let go, some we sell. But we leave tens of thousands on the table because we can not take them all to properly market and retail.
Short-term Goals • My mission up here is three-fold. • Own the auction market. Sun Tzu says “When the enemy is divided, attack with full strength. This will demoralize them for months, even years. • Find houses to buy NOT at the auction. Finding these homes I'll explain later. • Find the money to buy and hold, tear down and build, and lend to rehabbers. Profit increases 500% 500%

Customer Wishes • We all know the customers (investors) needs. Some formula for making tons of money on every deal. Well, we all also know that's not always the case. No formula, cap rate, ROI is a one-size fits all. We must rise with the market • But Nashville is slamming. We have the best agents, the best program, the best network, and now we need the best cash influx. We can get your interest rate, we can partner, we can perform, if the money is in place when we need it.
Fulfilling Customer Needs • So what are you looking for with all your money? Cost Analysis • Let me show you 2 deals we're working on. • 1. Last Sunday I got a call at 3pm on a sign at 2700 Eastland Ave. A small house I bought as a tear-down and duplex rebuild. A man (Gary) said he wants to downsize. Now that I knew he wanted to sell I asked him his address, turns out it's right down the street with space for 4 units. • I met him at 4, gave him a contract for 205k, sold it on the way home for $250k. Home by 5..
Cost Analysis 2 • Today, I met with the man who lives next door to 2700 Eastland. He's an investor too. Over sushi we made a deal to combine our two lots and build 4 units on our properties. Here's the costs: • Lots ($320k) x construction ($730k) = 1.05M • 4-2300sf townhouses $395ea ($370k)= 1.48M • Net profit $430,000.00 • Investors input $200k deposit $800k loan @ 4%
Truth in Lending • Do I stretch the truth? I don't have too • You Google Nashville Real Estate, you come out yourself, you do our due diligence • Do you need me? No, but I'm a lot more fun than all the rest. I'm faster at the trigger than everyone out there, my team is the best researchers, home finders, and bidders around. And wait til you see my perks.
Perks(I added this – because I like it) My philosophy is to be a Godly man, help out every one I meet, and to have lots fun doing it. So here is what I did last time and want to do again. • 1% of every deal (before split) goes to an entertainment fund (e.g. $10,000 profit, $100 bucks) • Money goes to buy tickets for Nashville events: Titans, Preds, Vandy football, symphony, spas, CMA, etc. • You, our investor, come to town...enjoy.
Perks 2 • As we build this giant, more funds, more buys, you/we own property, you want to stay for a couple days, we will have a place. • Eventually season tix to everything. • Meet and greet networking parties (remember networking) with local business, music, entertainment persons. • Our own concierge available for special requests and hotel reservations, car rentals, etc.
Perks 3 This is my idea of investment real estate. Enjoy the fruit of the city, enjoy the camaraderie of partners with perks, enjoy getting more than cold, hard money for your involvement. Oh did I not mention the Turkey, deer, and bird Hunting, the best Fishing in the area, Opry Land, Bourbon and Cuban Cigars? I'm not up here for my health people.
