  2. The City of Dublin cares about housing! • The City of Dublin takes a leadership role • Over 1,000 affordable units are either finished, under construction or planned • City of Dublin is achieving it’s fair share

  3. HOW DID WE GET HERE? • In 1997 adoption of the first Inclusionary Zoning Ordinance • In 2002 the Inclusionary Ordinance was amended to require the construction of Below Market Rate (BMR) units • 2002 Housing Task Force

  7. Regional Housing Needs Allocation1999 - 2006 The City continues to ensure that adequate sites exist to accommodate the Regional Housing Needs Allocation for all income groups

Building Inclusionary Housing (Below Market Rate) Homeownership Units • Inclusionary Ordinance mandates construction of affordable units with residential developments of more than 20 units • Resale Restriction for each buyer and subsequent buyers for 55 years • Each prospective buyer is approved by City • Resale Agreement compliance

Building Inclusionary Housing (Below Market Rate) Rental Units • Rental developments require developer to lease and maintain 12.5% of units affordable to moderate-, low- and very low-income households for 55 years • The City monitors rent compliance Cedar & Pine Grove Senior Apartments Oak Grove Family Apartments

  12. Camellia Place Construction is complete on EAH’s 112-unit affordable housing project at the East Dublin/Pleasanton BART Station. This rental project is available to low and very-low income residents.

  13. Wicklow Square The City of Dublin provided a loan to Eden Housing for the development of a 53-unit low-income Senior Housing project adjacent to the City’s Senior Center.

  15. Elan at Dublin Station D.R. Horton’s ELAN at Dublin Station project is currently under construction at the East Dublin / Pleasanton BART Station. The 257-unit for-sale project includes 25 townhomes and 232 condominiums. This project includes 26 affordable units.

  16. Silvera Ranch Pinn Brothers is developing Silvera Ranch, a for-sale residential project that includes 257 units (townhomes and single-family homes). There are 26 units in this project that are affordable.
